James Packer's insane $132-million mansion up for grabs

Free tickets up for grabs to Barry Humphries' state memorial

Shocking moment Glenn McGrath grabs three snakes with bare hands

5 negotiation tactics to grab crazy property deals in a slowing market

<p>Rising interest rates have started to put the handbrakes on Australia’s runaway property market, and that’s good news for homebuyers who are now in a far stronger position to negotiate on a property than they have been over the last few years.</p> <p>One of the most apparent advantages for buyers in the current market is the reduced levels of competition. Fewer buyers mean that prices aren’t being driven higher, and if you’re a good negotiator, it’s possible to swoop in and find yourself a bargain.</p> <p>If you’re new to negotiating for property or unsure where to start, here are five tactics that will help you achieve a strong result at the negotiating table.</p> <ol> <li><strong>Know the market</strong></li> </ol> <p>You can’t succeed in a negotiation if you don’t know the value of the asset that you’re trying to buy in the first place. That’s why any good negotiator will always start by doing their research. You need to know the market better than your competition and don’t get caught up in any hype or opinions from a sales agent.</p> <p>Start by finding what comparable properties are selling for in the market. Look for the last three months of sales around your property. The sales should be of similar property types, sizes, ages, and land components. Another good way to get an idea of the price is to speak with local agents in the area. When you have a fair market value, you then know your “walk away price,” and you won’t find yourself getting emotional and overbidding.</p> <ol start="2"> <li><strong>Understand the vendor’s motivations</strong></li> </ol> <p>In any negotiation, there is a saying that whoever needs the deal least will likely be the one that comes out on top. When looking at potential properties to buy, you can be the world’s best negotiator, but if the vendor doesn’t need to sell, they will likely either wait for their price or walk away.</p> <p>Whenever you start looking at a property, try to ascertain as much information about the vendor as possible. That will give you an understanding of how motivated they are to sell, which will then impact how much you initially want to offer.</p> <ol start="3"> <li><strong>Be the strong bidder, not the highest</strong></li> </ol> <p>In a property transaction, price is just one piece of the puzzle. When a vendor weighs up an offer on their property, they are interested in the price, but the terms can also play a big part.</p> <p>For example, if you’re a cash buyer who can settle quickly, that might be far more appealing to a vendor than a higher offer that needs three months to settle. Similarly, a larger deposit could give a vendor more certainty that the transaction will occur.</p> <p>As a buyer, getting your finances in place ahead of time and then tailoring your terms to suit the vendor might give you an edge in a negotiation even if you’re not the highest bidder. Ultimately, the vendor wants their problem solved, and your job is to find out what it is and then make a strong offer that addresses those immediate needs.</p> <p>If you are ever tempted to make an unconditional offer, be sure you’ve done extensive due diligence and can secure finance, as there could be significant costs if you have to back out of the deal.</p> <ol start="4"> <li><strong>Unique offers</strong></li> </ol> <p>A great way to make your offer seem stronger than it might actually be is to come in with an odd-numbered amount. An offer price of $596,200 instead of $590,000 or $600,000 reflects that you’ve taken the time to do your due diligence, making your offer stand out.</p> <p>Another approach is to make a written offer with a deadline. That way, you can speed up the negotiation process, and it might prevent the sales agent from pitting your bid against another buyer to drive up the price.</p> <ol start="5"> <li><strong>Know the property</strong></li> </ol> <p>It’s critical to clearly understand what you’re buying before entering any negotiation. While you might have done your comparable sales analysis and have an excellent overall picture of what similar properties are selling for, you still need to investigate this particular property.</p> <p>Several things can impact the property’s value, which can help you negotiate. For example, if an awkward tenant occupies the property, it will be less appealing to many homebuyers, which you can use to your advantage. There may also be issues with the property, such as problematic zoning, service locations, or even large trees that can alter its value.</p> <p>The most obvious factor to consider is the state of the property and whether it needs renovation or repairs. In the current market, homebuyers are less interested in buying a property that needs work due to the cost of materials and difficulty finding tradespeople. That will give you a strong starting point to negotiate around the price.</p> <p>While getting a great deal is essential, it’s crucial not to compromise on the property’s quality. Quality is more important than a bargain, and a property’s performance will ultimately determine its value.</p> <p>A slowing real estate market presents an opportunity for buyers to negotiate and secure a great property deal. Delta Goodrem’s childhood home up for grabs

<p>Australian singer songwriter Delta Goodrem’s childhood home is set to go under the hammer with a $4m price tag. </p> <p>Lea Goodrem, Delta’s mother, reached the difficult decision to sell after 38 years in the 5-bedroom property in Sydney’s Hills District. As she told <em>News Corp</em>, the family had shared many happy memories in the Glenhaven home - with both Delta and her brother Trent spending their childhoods there - but that the time had come for her to move on. </p> <p>“I’m not 21 anymore,” she pointed out. “It’s been a beautiful house, such a wonderful home, full of laughter and such fantastic memories that I will always cherish. But it’s just me and the animals now. </p> <p>“It’s time for another big family to enjoy it and all its benefits. It’s been such an incredible place to live and we are very grateful to have called this our home for so long.”</p> <p>Lea hopes to travel before she settles down again, probably downsizing in comparison to her current abode.</p> <p>“I’m sure I will miss it,” she confessed, “but it’s time for another family to enjoy it, for this house to be filled with joy and laughter again. It’s the perfect sanctuary.”</p> <p>“I hope whoever buys it will love it as much as we have. But I’m not getting any younger. I need something more manageable. It’s a bittersweet decision. But the kids understand, it’s time to move on.”</p> <p>Louis Carr’s Michael Robert, the agent bringing the property to market, agreed with its potential for the next big family, noting that the home has “everything a family needs, including a tennis court and pool in a quiet bush location which is close to shops and schools.” </p> <p>From its modern architecture to its innovative designs, tennis court, paved courtyard, vaulted ceilings, and indoor spa, its next owners are in for a treat. Granted, of course, that they have a space four million dollars lying around. </p> <p>The home, situated on Delavor Place, raised more than just the Goodrem children. It also supported and nurtured budding star Delta’s career, with the singer penning her 2003 debut album Innocent Eyes and the hit track ‘Born to Try’.</p> <p>“It was a home that was filled with music, lots of exciting things were happening,” Lea Goodrem explained.</p> <p>“The home is an oasis,” she added, “we had two baby grand pianos and the music could be belted out without fear of retribution by the neighbours. Sunrise star's $2 million reno project up for grabs

<p>Sunrise star Edwina Bartholomew’s luxury $2 million home is up for sale.</p> <p>The channel 7 TV presenter has owned the remarkable three-bedroom Dulwich Hill home in Sydney’s inner west for six years and has renovated the historic brick property in that time.</p> <p>“A superbly renovated historic home in one of the Inner West’s most desirable locations,” the marketing collateral for the home reads.</p> <p>“Architecturally designed interiors are complemented by beautiful landscaping front and back, including a glasshouse-style terrace for entertaining. A storybook home of finely crafted luxury.”</p> <p>The two-bathroom home sits on 221sqm and has been valued at $2 million.</p> <p>The median house price for properties in Dulwich Hill sits around $1.855 million, down 4.1 per cent over the past year.</p> <p>According to property records, Bartholomew paid $1.59 million for the house in March 2017.</p> <p>Since purchasing the property, she has done some major renovations to spruce up the home, which is one of the oldest properties in the suburb, for a more contemporary lifestyle.</p> <p>“Our dog ran through the back door at one point chasing a possum, so we had cardboard and gaffa tape holding it together for a bit. Ultimate nostalgia property up for grabs

<p dir="ltr">A historic corner shop - complete with its own 1950s-style diner - has hit the market in Maldon, Victoria.</p> <p dir="ltr">Built around 1866, the three-bedroom property was previously known as Bushells corner store, with the original Bushells signs still visible on the facade.</p> <p dir="ltr">A barn-style outbuilding has been transformed into a 50’s-style diner by the current owners, retrofitted with a burger booth, bar, vintage stools, and plenty of memorabilia, including posters of Elvis Presley and Marilyn Monroe and a jukebox.</p> <p dir="ltr">Rob Waller, an agent from Waller Realty who is managing the sale, said he grew up in the town and has fond memories of buying lollies at the store with his grandfather in the late 70s.</p> <p dir="ltr">He added that all of the fittings in the garage were included in the sale, with the option to add the memorabilia as an extra.</p> <p dir="ltr">“The (owners) are really into ‘50s cars, it became a bit of passion of theirs that grew and grew,” Mr Waller said.</p> <p dir="ltr">“They said over the years they invited neighbours and friends in on a Saturday night and got burgers from the local shops and sat in the booth … I’m sure they would have had <em>Rock’n Around The Clock</em> playing on the duke box.”</p> <p dir="ltr">The main residence includes three roomy bedrooms, a home office, a dining and living area, a separate kitchen, with high ceilings and wooden floors throughout, and a basement cellar in original condition.</p> <p dir="ltr">“It was the old shop cellar and we think someone has made it bigger at some point … the walls have the old pick marks where they dug the cellar,” Mr Waller said.</p> <p dir="ltr">“It’s great for storage, especially for things like wines and preserves.”</p> <p dir="ltr">He added that the vendors made the difficult decision to sell after owning the property since 2005.</p> <p dir="ltr">With a <a href="https://www.realestate.com.au/property-house-vic-maldon-140098651" target="_blank" rel="noopener">price tag of $1,295,00</a>, Mr Waller said that it would likely suit someone looking for a tree change or a “weekender”.</p> <p><span id="docs-internal-guid-fac55862-7fff-c904-7e1a-83a0ee888bad"></span></p> <p dir="ltr"><em>Images: Realestate.com.au</em></p>

<p dir="ltr">A luxe country estate just two hours from Sydney has been <a href="https://www.realestate.com.au/property-house-nsw-robertson-139186571?rsf=syn:news:nca:news:spa" target="_blank" rel="noopener">listed for sale</a> with an eye-watering price guide between $25-$27.5 million.</p> <p dir="ltr">The seven-bedroom, six-bathroom estate in the Southern Highlands, inspired by an iconic 19th century mansion in Point Piper, boasts two floors, an underground wine cellar that can store 4,200 bottles, and a kilometre-long driveway that provides the home with a high degree of privacy.</p> <p dir="ltr">Outside the 2000-square-metre home, the property also boasts rolling pastures, manicured gardens, a pool and a summer house.</p> <p dir="ltr">Having only been completed in 2007, Christie’s agent Darren Curtis said the home’s current owners have spent the last 14 to 15 years extensively changing its interiors.</p> <p dir="ltr">“The owners of the estate bought it in 2008 and over the past 14-15 years they’ve made a number of internal changes and major renovations made to the property,” Mr Curtis said.</p> <p dir="ltr">“Usually when people move into large luxury estates, they have to do up a few rooms here and there and clean up the gardens. House listing includes ex-husband “up for grabs as tenant”

<p dir="ltr">A woman’s house listing has drawn a lot of attention after she included a very unusual bonus feature in her advertisement. </p> <p dir="ltr">The three-bed, two-bath pad in Panama City, Florida, has been listed for sale for $967,000AUD, as the listing is complete with a series of hilariously unusual photos starring a potential occupant. </p> <p dir="ltr">The man confidently poses in the photos, as the listing says, "Wonderfully rehabbed ex-husband up for grabs as tenant."</p> <p dir="ltr">The listing advertisement could almost be seen as focusing more on selling the vendor's ex than the house itself, as the description gives potential buyers an insight into their new life. </p> <p dir="ltr">"This dream man in the kitchen is a personal chef and server cooking up perfect meals on a new stove with updated countertops you can make memories on," the ad states. </p> <p dir="ltr">The tongue-in-cheek listing makes light of the former spouse's physical appearance as a segue to mention the local wildlife and nature of the area.</p> <p dir="ltr">"Head covering is well worn, mostly balding, like the eagles soaring in the sky above S. Lagoon steps from your massive driveway."</p> <p dir="ltr">The ad also alludes to the fact the ex-husband is quite handy, with his "XL ears" picking up creaks, while also "mak[ing] sure WD40 is applied to your new fixtures".</p> <p dir="ltr">The listing also includes the seller’s children in addition to their former spouse, which is left out until the last sentence of the advertisement. </p> <p dir="ltr">"Superhuman strength will save your back years of hard work lifting your hot tub cover where you can fall in love listening to our two young boys splashing in the pool."</p> <p dir="ltr">The bizarre listing has gone viral since it hit the market, with commenters online equally perplexed and intrigued. </p> <p dir="ltr">"I have so many questions and I'm desperate for answers," one said. </p> <p dir="ltr"><em>Image credits: Zillow</em></p>

Howzat! Tickets now up for grabs for Warnie's state funeral

Reese Witherspoon's lavish estate up for grabs

<p>Oscar-winning actress, producer and media mogul Reese Witherspoon officially listed her Brentwood estate in LA, tentatively popping it on the market with a $34 million (US$25m) price tag.</p> <p>Thanks to the sizzling market and a bunch of modern updates Witherspoon and husband Jim Toth made to the residence, the pair have added a hefty $12 million (US$9m) to the original $22 million (US$16m) they paid just two years ago.</p> <p>It seems Witherspoon is testing the market, with the listing only providing a small handful of photos. It notes that additional photos, including the property website, are available upon request to "qualified buyers".</p> <p>Located in the wild of Brentwood's Mandeville Canyon, the Country English Traditional mansion sits behind big gates, ancient trees and a long, winding driveway. The Block star grabs a boat to help flood victims in need
