"My boys": Channel 7 presenter's baby joy

<p>Channel 7 sports presenter Abbey Gelmi and former Richmond star Kane Lambert are celebrating the birth of their second child, a baby boy.</p> <p>The couple took to Instagram to announce their joyful news, with a set of black-and-white photos. </p> <p>“My boys 🌏🤍,” Gelmi wrote in the caption. </p> <p>One of the photos showed her fiance holding the two children, and the second was of her holding her newborn baby boy. </p> <p>“Oliver Herb Lambert arrived 17.11.24,” Gelmi continued.</p> <p>“Everyone happy, healthy and very much in love.”</p> <p>Fellow Aussie stars were quick to congratulate the couple, with <em>Better Homes and Gardens </em>host Joh Griggs saying: “Welcome to the Two boys Club Abbey. Those lucky men in your life…❤️❤️❤️.”</p> <p>Seven AFL presenter Abbey Holmes added:  “Omg !!! Just beautiful!! Congratulations guys, rapt for you xx.”</p> <p>Brit Selwood, wife of Geelong great Joel, commented: “Aww congratulations gorgeous!!! "I thought I was Bear Grylls": Woman speaks out after being trapped upside-down for 7 hours

<p>A young woman who spent hours stuck upside-down between two boulders has spoken out about her horrific <a href="https://oversixty.com.au/travel/travel-trouble/woman-rescued-after-getting-stuck-in-between-two-boulders" target="_blank" rel="noopener">ordeal</a> as she was reunited with her rescuers. </p> <p>Matilda Campbell, a 23-year-old from Newcastle, was on a trip away with friends in Laguna, about a 30-minute drive from Cessnock, when she dropped her phone between two huge rocks.</p> <p>The young woman climbed down to retrieve her phone, and when she got stuck upside-down, her friends called 000 for help. </p> <p>Paramedics had to move the boulders using a specialist winch to reach Matilda, before facing the tricky task of “navigating” her out from her precarious position.</p> <p>After suffering minor injuries from the ordeal, Matilda has spoken out about how she ended up in the sticky situation. </p> <p>“We wanted to see nature ... and we saw these beautiful rocks so we sat there ... and then my friend had my phone and it slipped off the rock,” she told <em>7News</em>.</p> <blockquote class="instagram-media" style="background: #FFF; I wouldn’t be here today without them. So, I’m really thankful.”</p> <p>Specialist rescue paramedic Peter Watts said the rescue was “challenging but incredibly rewarding”, saying after the rescue, “In my 10 years as a rescue paramedic, I had never encountered a job quite like this.”</p> <p>In total, the woman spent seven hours hanging upside-down before she was freed, with only minor scratches and bruises but still without her phone, which could not be retrieved.</p> <p><em>Image credits: 7News</em></p>

Channel 7 star hospitalised over heart issue

<p>Former Brisbane Lions AFLW star Kate McCarthy’s celebrations following the Brisbane Lions men’s AFL grand final victory were cut short after she was hospitalised due to an ongoing heart condition.</p> <p>McCarthy, 31, who played 42 games in the AFLW for the Brisbane Lions, St Kilda and Hawthorn across seven seasons before retiring, has been an active presence in the world of AFL even after stepping off the field. She currently serves as a commentator for Triple M and Channel 7, having provided coverage for Channel 7 during the AFL grand final weekend. McCarthy also co-hosts panel shows <em>Armchair Experts</em> and <em>Talking W</em>.</p> <p>Over the weekend, McCarthy celebrated the Lions’ dominant 60-point grand final win over the Sydney Swans and their AFLW team’s two-point victory over the Adelaide Crows, which pushed the women’s team to second place on the ladder.</p> <p>However, McCarthy took to social media platform X (formerly Twitter) on Tuesday to reveal she had been hospitalised due to a heart-related issue, sharing a light-hearted post about the situation: “When the @brisbanelions & @lionsaflw double over the weekend sends you into ventricular tachycardia."</p> <p>Ventricular tachycardia is a condition where the heart beats faster than 100 beats per minute, causing a rapid and irregular rhythm. This can become life-threatening if left untreated, especially for individuals with underlying heart conditions.</p> <p>McCarthy’s heart issues are particularly dangerous due to her reliance on a pacemaker, which was implanted after she suffered from seizures as a child. At the age of five, McCarthy was diagnosed with an intermittent third-degree heart block, a condition where the electrical signals that control the heart’s rhythm fail to fire properly. After several seizures during her childhood, including a severe episode when she was 12, she underwent emergency surgery to install the pacemaker.</p> <p>Despite these health challenges, McCarthy’s sporting career has been nothing short of remarkable. She represented Queensland in cricket and touch footy and played for Australia in the latter before making her AFLW debut for the Lions in 2017. Her AFLW career highlights include being named an All-Australian and the Lions’ leading goal kicker in their inaugural season.</p> <p>McCarthy’s heart condition appears to be under control, with her pacemaker functioning as intended. Another Channel 7 star quits in AFL shake-up

<p>Just last month Kane Cornes confirmed his move from the Nine Network to Channel 7 for the 2025 season, with colleague and veteran journalist Caroline Wilson doing the same. </p> <p>Now it has emerged that Channel 7 and Triple M commentator Luke Darcy has reportedly decided to walk away from the media industry all together, in the latest AFL shake-up. </p> <p>Darcy, a former ruckman who played 226 games with the Western Bulldogs, joined the media industry in 2007. He was initially with Network Ten before he moved to Channel 7 in 2011 and has since filled a variety of hosting and commentary roles. </p> <p>He also had a long-running breakfast show on Triple M with Eddie McGuire before that ended in 2020.</p> <p>Darcy got attention for his interview during the 2013 Essendon peptide saga and his repetition of the phrase, “say that again”. </p> <p>Now, he is choosing to walk away from the media to focus on his family's varied business ventures, according to the <em>Herald Sun</em>. </p> <p>A few of their business interests include a wellness spa in Bali, pubs and venues in Victoria, as well as a podcast on leadership. </p> <p>The news comes following a series of controversies involving Darcy, who on April this  year, confronted Cornes during a live Triple M radio segment, labelling the former  Port Adelaide midfielder “more mean spirited and nasty to people than anyone in the history of our industry”.</p> <p>The two have since cleared the air, to some extent, with Cornes saying that just last week he had crossed paths with Darcy during a footy game, and Darcy happily passed him some milk for a cup of tea. </p> <p>Wilson was among those that defended Cornes and called Darcy out for being out of line.</p> <p>It is unclear whether the controversy had any impact on Darcy's decision to leave the industry. </p> <p>A few footy fans were having a field day with the news, with one writing on Reddit: “Thank f**k. Insufferable that guy." </p> <p>“Nice bloke probably. "Never been seen before": Fergie reveals new details from 9/11 near miss

<p>Sarah Ferguson, affectionately known as Fergie, has taken to Instagram overnight to share new details of her 9/11 near miss. </p> <p>24 years on, the Duchess of York, who has previously revealed that she was meant to be in the World Trade Centre's North Tower when the plane struck the building, has shared more details of the day.</p> <p>Fergie recalled how her friend, billionaire businessman Howard Lutnick, gave her an office on the 101st floor of the World Trade Centre at the time, for her charity Chances for Children. </p> <p>The charity's logo had a mascot called Little Red, which was eventually made into a doll for a child named PJ who survived the 1995 Oklahoma City Bombings.</p> <p>On the day of the 9/11 attacks Fergie was due to attend a meeting in the office, but was running late because of an earlier engagement, so she was still on route to the building when the terrorists struck. </p> <p>"I was driving in the car and I was late for work... and Little Red was found in the rubble," she said in the video. </p> <p>Fergie opened a box to reveal her own Little Red doll that survived the attacks. While she has previously talked about the doll, this is the first time she revealed what it looked like. </p> <p>"A fireman picked her up, carried her out, like the fireman that picked up PJ all those years ago in the Oklahoma City Bombing," she continued. </p> <p>"And CNN filmed it and said, 'Look, a child's doll.' And Larry King said, 'That's no child's doll. That's Fergie's Little Red' and she stands for children's rights all over the world and she's a sign of hope for children.</p> <p>"What no one has ever seen before and I would like to share this with you is the actual doll that survived in 9/11.</p> <p>"So here, I have it at home. "Fresh chapter": Channel 7 reveals new star line-up

<p>Channel 7 has revealed yet another shake-up in its news presenter lineup, following months of significant reshuffles and the departures of several high-profile television personalities from the network.</p> <p>On Sunday, the network announced what it described as a "fresh chapter" for its 7News Sydney team, with veteran broadcasters Angela Cox and Mark Ferguson appointed as co-anchors for the flagship 6pm bulletin.</p> <p>Cox, who has served as a weekend news co-presenter for the past four years, temporarily filled in for Ferguson while he was on leave during the Olympics. 11-year-old Australian girl identified as London stabbing victim

<p>The Department of Foreign Affairs and Trade (DFAT) has confirmed that the 11-year-old girl stabbed in Leicester Square in London on Monday is Australian.</p> <p>“Owing to our privacy obligations we cannot provide further comment,” a DFAT spokesperson said.</p> <p>The girl's mother, 34, was initially believed to have also been hurt, but UK police have confirmed that blood from her daughter's injuries had been mistaken for injuries of her own. </p> <p>The young girl was taken to hospital with serious but not life threatening injuries to the face, shoulder, wrist and neck area, and will require plastic surgery for the injuries she sustained. </p> <p>The DFAT are providing consular assistance to the pair reportedly from NSW, according to the <em>ABC</em>. </p> <p>A 32-year-old man, Ioan Pintaru, was arrested and appeared in court on Tuesday charged with the attempted murder. </p> <p>The girl and her mother were visiting the busy tourist area at the time of the random attack. </p> <p>Pintaru is a Romanian citizen with no fixed address, and spoke through a translator during the court hearing. </p> <p>Prosecutor David Burns told the court: "the defendant has approached the 11-year-old girl, placed her into a headlock and he has then stabbed her eight times to the body." </p> <p>Pintaru was detained by members of the public and allegedly found with a steak knife. </p> <p>Abdullah, a security who was working nearby during the random attack said he “heard a scream” before tackling the alleged offender to the ground.</p> <p>“I just saw a kid getting stabbed and I just tried to save her. It’s my duty to just save them,” he told the <em>Press Association</em>.</p> <p>“I jumped on him, held the hand in which he was [carrying] a knife, and just put him down on the floor and just held him and took the knife away from him.”</p> <p>He performed CPR on the child before emergency services arrived at the scene. </p> <p>Police have said that Pintaru did not know the girl or her mother and do not believe the stabbing was terror-related. </p> <p>Pintaru was remanded in custody and is due to appear in court again on September 10. </p> <p><em>Images: 9News</em></p>

<p>Paris truly is the city of love, with a growing list of athletes proposing to during the Olympics. </p> <p>The latest athlete to get down on one knee is French runner Alice Finot, making her the seventh Games athlete to tie the knot. </p> <p>Finot's proposal has gone viral for her break in stereotypes, after she decided to propose to her boyfriend after her action-packed 3000m steeplechase race. </p> <p>After the women's final, she ran towards the stand searching for her partner, kneeled down and proposed by offering him an Olympic pin, which reads "Love is in the air in Paris", which she had held during the race.</p> <p>As she handed it to her boyfriend, Spanish triathlete Bruno Martínez Bargiela, the couple broke into a long and passionate hug that moved her now-fiancé to tears.</p> <blockquote class="instagram-media" style="background: #FFF; Axed weatherman's blunt farewell message live on-air

<p>Weatherman Paul Burt has lashed out at Channel 7 in an awkward final report after he was axed by the network. </p> <p>The veteran weatherman was recently cut by Seven after almost three decades in the industry as part of a cost-cutting move, and he took aim at the network in his final sign off on Saturday. </p> <p>“Hello everybody yes it is my last weather for the network tonight,” he began. </p> <p>“Let’s get straight into it everyone because it’s the most important thing is your Sunday and not me.”</p> <p>He then detailed the weather outlook before presenter Samantha Heathwood farewelled him.</p> <p>Burt then thanked viewers for their "trust, loyalty, and support" and thanked his family before unleashing on the network. </p> <p>“If I’d had the opportunity I wouldn’t have wanted to go this way,” Burt said. “It’s what happens when you get sacked”.</p> <p>The network then cut to footage for Burt, who has been at Seven since 2013, presenting various segments over the years, including him delivering the weather from a helicopter during floods. </p> <p>In an interview with <em>The Australian</em>, Burt revealed that he had only been given  “55 seconds to say my goodbyes”. </p> <p>“I really don’t understand it, why people are being treated this way,” Burt said.</p> <p>“It was a shock, I was told to come in and have a meeting which I did and I was told my contract was not being renewed. It was rather embarrassing for my wife and children. They found out before I could even tell them. Obviously things get leaked.</p> <p>“Some of the decisions made lately are quite harsh. I’ve lost a lot of friends who have been made redundant or got the sack.”</p> <p>Burt wasn't the only one made redundant in the network's cost-cutting move. Man arrested over horror crash that left 11-year-old orphaned

<p>A British man has been arrested over a horror crash that left an 11-year-old girl orphaned. </p> <p>Shannen Morgan and Shane Roller have died alongside their two young daughters Rubie, 9, and Lillie, four, when their car collided with a motorbike as the family were travelling home from a walk on Sunday. </p> <p>Christopher Barton, 56, and his wife Janine, 48, who were on the motorbike were also both killed.</p> <p>The couple's son, Lewis, 21 has now been left without his parents, along with Shane and Shannen's 11-year-old daughter Poppie. </p> <p>Shocking pictures taken after the horror crash between Barnsley and Wakefield in northern England, showed the burnt out wreckage of the family's car, who were all declared dead at the scene. </p> <p>Police have confirmed a man has been arrested on suspicion of causing death by dangerous driving, according to <em>The Sun</em>. </p> <p>Poppie managed to escape the tragic accident because she had gone to a friend's house for dinner, and Lewis was on holiday in Thailand when he found out about his parents death. </p> <p>The 11-year-old was being looked after by family friend, Paul Hepple, at the time, and he said that they were just tucking into a roast dinner when the phone rang with the devastating news. </p> <p>“Her mum actually contacted us and asked if we could watch her because she didn’t want to go on the walk that they went on,” he told <em>Mail Online</em>.</p> <p>“She was with our daughter having fun. And on their way home, that’s when the accident happened.</p> <p>“We were having Sunday dinner as a family, and Poppie's aunty was with us and obviously, Poppie was as well. And then she got a phone call and she ended up leaving really quickly to go and see what happened.”</p> <p>Hepple, has set up a <a href="https://www.gofundme.com/f/support-for-poppie" target="_blank" rel="noopener">GoFundMe</a> page for Poppie and has raised almost £380,000 (about $745,000 Australian dollars) to put towards her education, emotional support and future care. </p> <p>The family friend has described Poppie as a “bright and resilient young girl” who has turned to Taylor Swift’s music to find comfort after she “lost her whole world in an instant”.</p> <p>“Despite her unimaginable loss, she shows incredible strength every day,” he wrote on the fundraiser.</p> <p>“Poppie now faces an uncertain future. With her immediate family gone, she needs support to ensure she has a stable, loving environment where she can heal and grow.”</p> <p>Shannen and Shane's devastated friends and family have shared their tributes on social media, vowing to look after Poppie. </p> <p>Shane’s brother Callum said he was “lost for words”, adding: “I’m absolutely heartbroken. I’m gonna miss all of you! You all had a heart of gold. My heart is ripped into a million pieces!”</p> <p>Shannen's friend Chelsea Element wrote: “You are and always will be one of my closest friends.</p> <p>“There are no words to describe the utter loss this has created for family/friends and the community around us. I hope you’re at peace Shannen Morgan and Shane Roller, with your beautiful girls.</p> <p>“Everyone will always look after Poppie, she will never want for anything she has the love of everyone.”</p> <p>Her cousin Beth Brittain said: “My heart just hurts my brain won’t accept what’s happened.</p> <p>“Shannen you were always my extra sister not just my cousin, we grew together. I just can’t speak. No words. Sleep tight my little Roller family your memory will live on for eternity.”</p> <p>Christopher and Janine’s son Lewis, is believed to have flown home immediately after finding out about his parents death. </p> <p>The couple had recently celebrated their 25th wedding anniversary, according to West Yorkshire Police, and they were just 20 minutes from home when the devastating accident occurred. </p> <p>In a tribute released through the police, the couple were described by their son as “a loving, caring mum and dad who always put me before everything else”.</p> <p>Superintendent Alan Travis of Wakefield District Police has urged anyone who has dashcam, doorbell or CCTV footage of the car to contact them and assist with their investigation. </p> <p>They have also issued a public plea for anyone who saw a grey coloured Porsche 911 at the time of the crash to come forward. </p> <p>“This is an absolutely tragic incident which has resulted in the loss of six lives," the Superintendent said. </p> <p>“Our thoughts go out to the families of those who have died who we are working with to provide support at this time.”</p> <p><em>Images: news.com.au</em></p> <p> </p>

"Cut this rubbish out": Channel 7's fresh "news" segment slammed

<p>Channel 7's major bulletin shake up has not been well received by some viewers. </p> <p>On Friday night, they kicked off their new comedy segment with Mark Humphries, whose satirical humour was intended to be used to "cut through political spin and translate current affairs in the universal news language of taking the piss” according to appointed news director Anthony De Ceglie. </p> <p>Humphries’ three minutes comedy segment premiered under the banner <em>The 6.57pm News</em>, and was made to look like a continuation of the news. </p> <p>That night, they were discussing US President Joe Biden's press conference which aired earlier in the day. </p> <p>“His press conference was delayed for over an hour, presumably because the President was running late … or more likely waddling late,” Humphries said in the segment. </p> <p>“Biden who is 81 – but doesn’t look a day over 90 – spoke smoothly on a variety of issues and allayed voters fears about his age … is what I wish I could tell you.</p> <p>“Instead, this happened …”</p> <p>He then played a clip of Biden confusing  Kamala Harries with Donald Trump, followed by another clip of him whispering on the lectern. </p> <p>“Very reassuring and not weird at all,” the comic said.</p> <blockquote class="instagram-media" style="background: #FFF; "Apparently, my time is up": Veteran Channel 7 anchor's abrupt departure

<p>Veteran Channel 7 anchor Sharyn Ghidella is leaving the network. </p> <p>After an almost two-decade career at the broadcaster's Brisbane bureau, the evening co-presenter announced her abrupt departure in an <a href="https://www.news.com.au/entertainment/tv/current-affairs/veteran-channel-7-anchor-sharyn-ghidella-informs-staff-of-her-immediate-departure-from-network/news-story/27acc9efc07bdd91a424bf28e7f1ae34" target="_blank" rel="noopener">all-staff email</a>, which was seen by news.com.au, on Friday. </p> <p>In the all-staff email reportedly seen by news.com.au, Ghidella said that her exit didn't pan out the way she'd hoped. </p> <p>“After 17 years at 7, apparently, my time is up,” she wrote.</p> <p>“It’s not quite how I expected it to end after 38 years in the industry, but hey, that’s TV.</p> <p>“I will certainly miss the friendships and the fun we have had, around what is, the serious business of news.”</p> <p>She was reportedly offered the opportunity to farewell viewers but declined. </p> <p>“I’m making a clean break, and I probably won’t get the chance to bid you farewell in person,” Ghidella she continued in the email. </p> <p>“But please know that I have held all of you in the highest regard during my time on the mountain and I thank you all, from the bottom of my heart, for everything you did to ensure we made it to air each night.”</p> <p>Ghidella also shared a statement on her <a href="https://www.facebook.com/sharyn.ghidella/" target="_blank" rel="noopener">Facebook</a> page, talking about the changes Seven has underwent recently, including introducing a comedy segment and horoscope report to their national news offering. </p> <p>“I’m also not one to have my evening news served up with humour and horoscopes either, so, to be honest, it is time to go,” Ghidella wrote.</p> <p>Former newspaper editor Anthony De Ceglie, who replaced Craig McPherson as the network’s news director in April has also commended Ghidella for her "significant contribution" to the station. </p> <p>“We are grateful for her hard work and are sorry to see her go. She leaves with sincere thanks from everyone at Seven and our very best wishes for the future,” De Ceglie told news.com.au. </p> <p>Seven Brisbane’s Director of News Michael Coombes added, “For 17 years, Sharyn has been a welcome guest in lounge rooms across Queensland – always professional, always reliable, always warm.</p> <p>“But for all of us, she is so much more. How to buy a home: 7 tips for negotiating like a pro

Good negotiations greatly improve relationships between buyers, sellers and agents. They also help avoid future problems and conflicts.</p> <p>Negotiating skills become even more important for home buyers in a “seller’s market”, where demand from buyers exceeds supply from sellers. That’s <a href="https://propertyupdate.com.au/australian-property-market-predictions/">currently the case</a> in all Australian capital cities and major regional cities such as Gold Coast, Sunshine Coast and others.</p> <p>Many home buyers mistakenly believe negotiation only occurs during the signing of the sale contract. However, it involves distinct stages: <em>pre-negotiation</em> and <em>during negotiation</em>.</p> <p>So how can people maximise their chances of successfully negotiating a purchase in a seller’s market? I offer the following tips.</p> <h2>Be someone the seller’s agent wants to do business with</h2> <p>Buyers often communicate solely with the seller’s agent, rather than directly with the seller. It’s crucial to ensure the agent views the buyer positively. Ultimately, it’s the agent who presents offers to the seller for their decision.</p> <p>It’s important, then, to understand what might motivate the seller’s agent to choose your offer. The key performance indicator for the agent often revolves around closing a property sale at a reasonable price within a certain time.</p> <p>This means price is a crucial factor. However, other factors can influence the seller’s agent and seller.</p> <p>For example, having pre-approved finance can increase the agent’s confidence in the buyer. If the buyer appears serious, can make quick decisions and makes a good impression, the agent may be more motivated to push for them, even if their offer is slightly lower than others without pre-approved finance.</p> <h2>Be a big fish (for the seller’s agent)</h2> <p>The next strategy is to give the seller’s agent extra incentive to favour you and your offer. <a href="https://www.emerald.com/insight/content/doi/10.1108/MIP-09-2019-0489/full/html">Our research</a> in customer behaviour suggests businesses value customers who make frequent purchases or engage them for long-term services.</p> <p>For example, the agent would be pleased to learn that the buyer might be interested in buying another property in the near future or in using their rental service for the new property. You have an advantage if you can position yourself as someone who could provide them with extra business.</p> <h2>Point to competing options</h2> <p>In a positive manner, let the seller’s agent know you are considering two or three properties, and this specific property is among those you are inclined to make an offer on.</p> <p>In certain situations, it may stimulate competitive pricing when multiple properties of similar quality are available in the same area. Make it clear to the agent you will choose the property that offers you the best overall value.</p> <p>While this strategy might not necessarily lower the price in a seller’s market, it can prompt the agent to have a fuller discussion with you.</p> <h2>Think beyond price</h2> <p>The next set of tips focuses on the <em>during negotiation</em> stages. It can be challenging for buyers to negotiate a lower price in a market with low supply and high demand. You might have to “think outside the price box”.</p> <p>Buyers often have a specific price range or fixed budget in mind when they start discussions with a seller. However, other factors besides price can influence a property’s overall value.</p> <p>So if a seller won’t adjust the price, consider negotiating for other concessions that could reduce your expenses.</p> <p>These may include:</p> <p><strong>Settlement period</strong></p> <p>Consider the expenses associated with the settlement period. A shorter settlement period could enable buyers to move into the property sooner and save on rent. For example, if a buyer is paying $600 per week in rent, an early settlement could save them around $2,400 per month.</p> <p><strong>Insurance costs after contract signing</strong></p> <p>In many states, buyers’ <a href="https://www.finder.com.au/home-insurance/home-insurance-cost">home insurance cover</a> is required to begin from the date of contract signing. It’s reasonable for buyers to include a special condition requesting the seller to bear the insurance costs until settlement. On average, home insurance may amount to about $140 per month.</p> <p><strong>Cleaning expenses</strong></p> <p>Consider negotiating a condition stipulating that the seller must ensure the property is professionally cleaned by settlement. Failure to do so could result in a $500 adjustment in the buyer’s favour at settlement.</p> <p>In some states, like Queensland, sellers are not obligated to deliver a clean property. Based on typical end-of-lease cleaning charges, internal cleaning of a four-bedroom property could cost <a href="https://firstcallhomeservices.com.au/service-menu/bond-exit-end-lease-cleaning/">$455 to $590</a>.</p> <p><strong>Building and pest inspection costs</strong></p> <p>Buyers should always include a 14-day pre-purchase inspection clause for <a href="https://www.topdogpestcontrol.com.au/building-pest-inspections-gold-coast/">building and pest inspections</a> in their offer. Although they may cost $300 to $600, these inspections provide a clear report that could lead to negotiations after contract signing if they find any issues with the property.</p> <h2>Be careful with your first offer</h2> <p>Don’t present the first offer in writing. It can be challenging to negotiate down the price once it has been written in an offer document.</p> <p>Instead, the buyer should begin by testing the expected price of the property. As well as obtaining property reports from multiple banks, the buyer could talk with the seller’s agent in person about a price range that would be agreeable to the seller.</p> <p>You could include phrases like “a price that will make the seller happy” or “a price that will make the seller accept the offer”. While the agent might not provide a specific price, this talk can provide a guideline for the buyer. All properties up for auction or private sale should have an expected price set, which may or may not be discussed with potential buyers.</p> <p>It’s also advisable to consult a solicitor before submitting an offer or signing a contract. They can offer valuable suggestions to smooth the purchase process and identify any issues.</p> <h2>Use the power of 900</h2> <p>Buyers often submit offers with round numbers, such as $700,000 or $750,000. In a competitive seller’s market, aim to submit an offer with a number that stands out from the rest, yet remains within your budget.</p> <p>An example of such a number is $900. For instance, comparing $700,000 to $700,900, the extra $900 makes the offer feel closer to $710,000.</p> <h2>Write a personalised letter</h2> <p>It’s true the most important point of selling a house for many sellers is price. But they are human and have emotions. Finishing a purchasing offer with a personal letter to the seller can make a difference.</p> <p>Often that $3,000 to $20,000 could be a lot of money for a buyer, but it may not be as much for someone selling a house for $700,000 or $1,000,000. Write the letter to express your feelings about the property in a way that makes it clear you will care for it. Major TV star's 7-year-old undergoes third open heart surgery

<p>Jimmy Kimmel's seven-year-old son has undergone his third, and hopefully final open heart surgery after being born with congenital heart disease. </p> <p>In 2017, Jimmy <a href="https://www.youtube.com/watch?v=MmWWoMcGmo0" target="_blank" rel="noopener">revealed</a> that Billy was only three days old when had to undergo his first open heart surgery, after doctors found “a hole in the wall of the left and right side of his heart” that was preventing enough oxygen from reaching his blood. </p> <p>Billy was only seven months old when he had to undergo his second open heart surgery, and over the weekend he had to undergo his third major surgery at the Children's Hospital Los Angeles. </p> <p>A few days later, the TV host took to Instagram to share an update following his son's successful surgery. </p> <p>"We went into this experience with a lot of optimism and nearly as much fear and came out with a new valve inside a happy, healthy kid," Kimmel wrote, alongside a picture of his youngest son smiling in a hospital bed. </p> <p>He then thanked all the surgeons, doctors and other medical staff who "came through for us with immeasurable kindness and expertise." </p> <p>"Walking around this hospital, meeting parents at their most vulnerable, children in pain and the miracle workers who do everything in their considerable power to save them is a humbling experience," Kimmel continued.</p> <blockquote class="instagram-media" style="background: #FFF; 7 things you need to know about fear

<p>Fear is an emotion that can be debilitating and unsettling. But it is a natural part of life and we are hardwired to experience it.</p> <p><strong>1. Fear can protect you</strong></p> <p>Experiencing fear elicits responses from your brain to your limbs. It is the body’s natural way of protecting itself. For our ancestors the fear was often more physical – such as being chased by a lion. Modern fear can range from physical danger (such as a spider or an intruder) or even from perceived danger (such as the worry that something will happen to our partner or child). Feeling fear doesn’t make you a weak person. In fact, not feeling any fear could mean that there are neurological issues present.</p> <p><strong>2. There are many levels of fear</strong></p> <p>Not everything that we fear is intense and paralysing. It can range from low levels of fear (such as worry about being robbed), to medium levels of fear (say if a loved one is in hospital) to high levels of fear (you are being chased by an attacker). Fear can also become stronger when we hear about events such as a terrorist attack or a natural disaster. It all relates back to how much the scary event will impact our lives.</p> <p><strong>3. Fear is not just instinctive</strong></p> <p>We become fearful due to three main factors: instinct, learning, and teaching. An example of instinctual fear is pain – we learn to be fearful of things that hurt us. Learned fear comes from being exposed to unpleasant or uncomfortable things and wanting to avoid them in the future. For instance, having a relative die in a car crash could make you fearful of driving in the future. Other fears are taught to us by our family, friends and even society. For example, some religions teach us to be fearful of other religions or customs.</p> <p><strong>4. Fear can arise without a real threat of danger</strong></p> <p>Fear can also be imagined, so it can be felt even when there is no danger present. If we feel this all the time it can lead to anxiety and depression. It’s important to think about whether the thing you are fearful of is real or likely to happen before you give it too much airtime.</p> <p><strong>5. Fear produces fear</strong></p> <p>If you are already in a state of fear, your response to more fear is heightened. For instance if you are watching a scary movie, a small noise from the next room could make you jump and scream. Your senses are on red alert, primed to act if the need arises.</p> <p><strong>6. Fear leads to action</strong></p> <p>Depending on the individual and the level of fear they are experiencing, there tend to be four main types of action as a result of fear: freeze, </p> <p>fight, flight, or fright. </p> <p>When you freeze it means you don’t move while you decide what to do (for instance you see a snake in your garden). From there you choose either fight (grab a shovel) or flight mode (walk away). If the fear is too much you might experience fright, where you do nothing and take no action (stand there screaming or worrying).</p> <p><strong>7. Real threats can lead to heroic actions</strong></p> <p>Imagined threats can cause us to live in a permanent state of fear and stress. But often we will do nothing about it (for instance being worried about sharks attacking us in the ocean). Compare this to the threat from a real and identifiable source, which will make you spring into action almost immediately. Sunrise rocked by allegation of "fraud"

<p><em>Sunrise</em> and the Seven Network have been rocked by an investigation by their biggest competitor, who exposed both allegations of "fraud", as well as threatening emails to a young journalist at Nine who was chasing the story. </p> <p>The scandal began when a reporter for the <em><a href="https://www.smh.com.au/national/new-seven-expenses-affair-rocks-sunrise-top-network-executives-20240408-p5fi6w.html" target="_blank" rel="noopener">Sydney Morning Herald</a></em> was alerted to an investigation being conducted by an independent law firm into the Sunrise program. </p> <p>According to reports by Nine, the law firm began an investigation, which was also conducted by a financial and corporate auditor, into reports that Sunrise staff members had grossly misused travel benefits. </p> <p>The allegations claimed that a small number of Sunrise staffers, as well as some of their friends and family, had taken flights and stayed in hotels on trips not related to their work duties, using benefits provided to the network by Qantas as part of a multimillion-dollar advertising and sponsorship deal.</p> <p>When business reporter for the<em> Australian Financial Review</em> Zoe Samios, a publication owned by Nine, reached out to Seven’s long-time commercial director Bruce McWilliam to chase the story, she was allegedly met with threatening emails saying her probes into the allegations had caused Seven’s star executive producer Michael Pell to self-harm.</p> <p>“This is what your unfounded reports have caused Michael to do,” Mr McWilliam wrote to Ms Samios in October last year.</p> <p>Attached to the email was a graphic image of him, bloodied and in a hospital gown, with a noticeable head wound.</p> <p>“Why don’t you keep it up so he kills himself. You are a complete disgrace. That law firm you name didn’t conduct any investigation. If you publish untrue allegations … and he tops himself. It’s on you. We are determined to protect him,” the email read.</p> <p>Speaking exclusively to <em><a href="https://www.news.com.au/finance/business/media/sunrise-rocked-by-fraud-investigations-that-top-tv-exec-tried-to-keep-secret/news-story/4b755d82167f825140c63b6e07107745" target="_blank" rel="noopener">news.com.au</a></em> on Thursday as the investigations were made public for the first time, Mr McWilliam defended the email and said he was defending a colleague and “friend” against “false allegations”.</p> <p>However, several months before the email, Mr Pell had stepped down as the boss of Sunrise and was appointed Seven's Senior Vice President of Entertainment Content in North America, and he moved to Los Angeles shortly after.</p> <p>On Thursday, Mr McWilliam told <em>news.com.au</em> that he became incensed when Mr Pell’s name was linked to the investigation, prompting his fiery email to Samios.</p> <p>“The accusations against Michael were exaggerated,” he told <em>news.com.au</em>.</p> <p>“I make no excuse for having acted to protect a colleague, against whom false allegations were being made. Michael Pell has been a friend of mine for many years.”</p> <p>The newspaper subsequently agreed to kill the story over concerns for Mr Pell’s mental health and wellbeing.</p> <p>While the findings of the alleged expenses investigation were delivered to Seven and described as "serious", a source close to the investigation insists that while the accusations are significant, they do not constitute "fraud" in the legal sense. </p> <p>Despite that, it’s understood that a small number of staff left the network following the findings being delivered to Seven, with the staffers signing nondisclosure agreements upon their departure.</p> <p>The scandal's reemergence comes 18 moths after the initial allegations, as Seven finds itself in another controversy over its flagship current affairs program <em>Spotlight</em> and its handling of an exclusive interview with Bruce Lehrmann.</p> <p><em>Image credits: Sunrise</em></p>

Hero shopkeeper uses shoelace to help deliver baby in carpark

<p>A Cheap as Chips discount store worker in Logan has been praised as a hero after helping a couple deliver their baby in the carpark behind a 7-Eleven service station. </p> <p>Sharyn Daley thought it was just another day at work on Friday, when a man ran into her store asking for a towel because his partner had gone into labour.</p> <p>She quickly sprung into action and helped with a successful delivery before paramedics arrived. </p> <p>“(All I could think of was) just survival. Someone needed help. So, you just rush and do what you can and instincts take over,” she told  <em>Sunrise</em> hosts Nat Barr and Matt Shirvington. </p> <p>“Dad was in shock. I sort of asked him to get the little toddler out of the back seat and occupy her — she was panicking.</p> <p>“But after he got his toddler out, I could concentrate on mum and telling her baby is OK."</p> <p>Daley added that when the baby boy came out he was somewhat discoloured — so, she began squeezing his arm and rubbing his head.</p> <p>“Mum was very quiet. She introduced herself. I introduced myself. And she just kept saying, ‘is baby OK, Is baby OK?’ I said ‘Yes, I’m patting him hard and stimulating him to get more oxygen in. That’s all’.”</p> <p>She then grabbed a shoelace to tie off his umbilical cord and used her sock to grab the placenta. </p> <p>Paramedics arrived shortly after.</p> <p>Daley, who is a mother-of-three and a grandmother to one, said that she had previously helped deliver puppies, which may have helped her. </p> <p>“I think it may have (helped) a bit — with tying off the cord — and things like that. (But) keeping mum and bub and dad calm. That was my first priority,” she said.</p> <p>She also added that she wanted to help the young family get started. </p> <p>“I would love to speak to them,” Daley said.</p> <p>“Courtesy of Cheap as Chips where I work.
