How to buy a good pair of sunglasses

While their lenses usually meet certain minimum UV protection requirements, their quality in other respects, such as visual clarity, is dismal.</p> <p>Opticians, however, are governed by national health regulations, meaning that they have to meet higher standards such as the <a href="https://single-market-economy.ec.europa.eu/single-market/ce-marking_en">CE</a> and <a href="https://www.gov.uk/guidance/using-the-ukca-marking">UKCA</a> marks. Professional opticians are therefore much better equipped to help customers find sunglasses that not only meet their practical demands, but which are also comfortable and well suited to their facial features.</p> <h2>Rules for protection</h2> <p><a href="https://www.iso.org/obp/ui/en/#iso:std:iso:12312:-1:ed-2:v1:en">European law</a> classifies sunglass lenses as “personal protective equipment”, outlining five levels of protection. Category 0 lenses allow 80-100% of light through, while those in category 4 only let 3-8% through, meaning they are not suitable for driving. Category 3 is the most commonly used, as they are appropriate for most situations, including driving.</p> <p>So, do darker lenses protect you better? The short answer is: not necessarily. The degree of light absorption depends on how and where they will be used: category 4 lenses are designed for extremely bright areas like high mountains or deserts, but may actually reduce your visibility in other situations.</p> <p>However, all sunglasses that meet the established standards will protect your eyes from UV radiation.</p> <h2>Quality of vision</h2> <p>Wearing sunglasses can give the feeling that your vision is impeded. This is because a tinted lens selectively filters light: it lets in one type of radiation and limits another. Three concepts can help us understand how this works, and why it matters.</p> <p>First up is <strong>visual acuity</strong>. This is the term used to measure how “sharply” we see, and it is tested by asking patients to read increasingly small letters that appear on a screen or wall chart, with an ideal result around 100%. However, this test is performed with black letters on a well lit white background, so it does not take into account how visual quality may vary in other lighting conditions.</p> <p><strong>Contrast sensitivity</strong> is defined as the ability to differentiate objects from the surrounding background. It is, for instance, more difficult to distinguish black letters on grey backgrounds than on white backgrounds.</p> <p>Lastly, we have <strong>refractive errors</strong>, which affect both <strong>visual acuity</strong> and <strong>contrast sensitivity</strong>. These are what cause astigmatisms and make us long or short sighted. Wearing non-prescription sunglasses when suffering from any of these conditions can make vision even worse than it would be without them.</p> <h2>Colour matters</h2> <p>With all this in mind, we should also address the common question of lens colour. While colour does not affect protection, <a href="https://www.researchgate.net/publication/11320153_Effect_of_variable_tinted_spectacle_lenses_on_visual_performance_in_control_subjects">it can affect contrast and the feeling of brightness</a>, because each colour filters out a different wavelength of light.</p> <p><a href="https://www.researchgate.net/publication/11320153_Effect_of_variable_tinted_spectacle_lenses_on_visual_performance_in_control_subjects">Grey lenses filter out all wavelengths of light</a>, while tints such as brown or green have a different effect on light absorption. This means that <a href="https://www.ncbi.nlm.nih.gov/pmc/articles/PMC10699545/">visual perception</a> tends to be brighter through a brown lens, very dark through grey ones, and more natural through green ones.</p> <h2>Plastic or glass lenses?</h2> <p>Colour isn’t the only thing that affects quality of vision: we also have to pay attention to what the lenses are made of. While they are most commonly made of specialised plastics – known as organic lenses – you can also find glass ones, known as mineral lenses.</p> <p>These two materials are not the same. Organic lenses are lighter and stronger, while mineral lenses are more scratch resistant and are less prone to colour distortion. This means that mineral lenses offer greater quality of vision.</p> <h2>What about polarised lenses?</h2> <p>Polarised lenses block light that reaches the eye at a certain angle after reflecting off a surface such as a road or water, thus reducing glare. They are particularly suited to driving or spending time around water.</p> <p>However, they can be unsuitable in certain situations. For example, they block light from screens, making them appear darker or even completely black, meaning devices often have to be rotated to improve visibility. They are also not ideal for certain winter sports: by eliminating glare they make it very easy to miss icy patches on the ground.</p> <h2>Other features</h2> <p>Lastly, there are certain design features that we cannot overlook when choosing a pair of sunglasses.</p> <p><strong>Gradient lenses</strong> are darker at the top, and graduate down to a lighter tint at the bottom – they usually absorb around 85% of light in their darkest area, and 10% in the lightest. These lenses are stylish, but that does not affect their protection against UV rays. That said, they might be better suited to cloudy conditions, and on a bright summer day they may not be the best option.</p> <p><strong>Reflective lenses</strong> have a layer on their outer surface that reflects light and enhances protection. Unfortunately, this treatment is easily damaged or scratched.</p> <p>Lenses with <strong>anti reflective coating on the inside of the lens</strong> provide greater clarity of vision by eliminating light reflected from behind the wearer. This treatment is usually applied to large sunglasses, or glasses with optically very high quality lenses.</p> <p>In the event of any doubt, the best possible advice is to speak to your optician or optometrist to find the sunglasses that best meet your needs.<!-- Below is The Conversation's page counter tag. "Super uncomfortable for everyone": Qantas plays R-rated movie for every passenger

<p>Qantas has issued an apology after an R-rated movie was played for every passenger onboard a flight from Sydney to Tokyo. </p> <p>On Saturday, the flight was delayed by an hour due to problems with the in-flight entertainment system, which resulted in cabin crew only being able to play one film on everyone's individual screens. </p> <p>After requests were taken by passengers, the movie <em>Daddio</em> was chosen. </p> <p>The 2023 drama stars Sean Penn and Dakota Johnson as a taxi driver and his passenger as they discuss their relationships, including an affair Johnson’s character had with a married man.</p> <p>One passenger took to Reddit to share their experience of the flight, saying it was "extremely inappropriate", due to scenes of “graphic nudity and a lot of sexting”.</p> <p>“The kind where you could literally read the texts on screen without needing headphones,” the passenger wrote.</p> <p>“It was super uncomfortable for everyone, especially with families and kids on board.”</p> <p>Another passenger said the airline made the switch to <em>Inside Out 2</em> followed by a New Zealand nature show after playing “40 minutes of penis and boobs”.</p> <p>“These poor kids and the parents because y’all should’ve heard the audible gasps across the plane,” the passenger said.</p> <p>Cabin crew members attempted to fix the screens of those who didn't want to watch the R-rated film, but when this didn't work, resorted to switching the movie entirely. </p> <p>“The movie was clearly not suitable to play for the whole flight and we sincerely apologise to customers for this experience,” a Qantas spokesperson stated.</p> <p>“All screens were changed to a family-friendly movie for the rest of the flight, which is our standard practice for the rare cases where individual movie selection isn’t possible."</p> <p>“We are reviewing how the movie was selected.”</p> <p><em>Image credits: Shutterstock</em></p>

200-year-old message in a bottle unearthed

<p>In a discovery that has the archaeology world buzzing (and possibly rolling its ancient eyes), a team of student volunteers in northern France has unearthed something rather unexpected during their dig at a Gaulish village.</p> <p>While they were hoping for the usual – ancient pottery shards, perhaps a coin or two – they instead stumbled upon what can only be described as the 19th-century equivalent of a DM in a bottle.</p> <p>The scene played out like a low-budget historical drama: volunteers painstakingly sifting through centuries-old dirt on the cliff-tops near Dieppe when, voilà! They found an earthenware pot containing a small glass vial, like something you might see in a vintage pharmacy, but with fewer essential oils and more existential surprises.</p> <p>Guillaume Blondel, the team leader and head of the archaeological service for the nearby town of Eu, was immediately intrigued. “It was the kind of vial that women used to wear around their necks containing smelling salts,” he explained, before casually dropping the bombshell: inside the vial was a note.</p> <p>Cue dramatic music.</p> <p>After what we can only assume was a long, suspenseful pause, Blondel and his team opened the note, which turned out to be written by none other than P.J. Féret, a 19th-century intellectual who clearly had a flair for both excavation and theatrics.</p> <p>The note, written with all the panache of a man who had just unearthed Caesar’s salad fork, read:</p> <p>"P.J. Féret, a native of Dieppe, member of various intellectual societies, carried out excavations here in January 1825. He continues his investigations in this vast area known as the Cité de Limes or Caesar’s Camp."</p> <p>Naturally, Blondel was floored. “It was an absolutely magic moment,” he said, no doubt imagining Féret winking at him from the beyond. “We knew there had been excavations here in the past, but to find this message from 200 years ago? It was a total surprise.”</p> <p>Local records confirm that P.J. Féret was indeed the real deal. He wasn’t just a dabbler in dirt – he was a notable dabbler in dirt who had conducted an earlier dig at the site in 1825.</p> <p>In a stroke of irony not lost on Blondel, he mused, “Most archaeologists prefer to think that there won’t be anyone coming after them because they’ve done all the work.” Féret, however, clearly believed in leaving a trail of breadcrumbs – or, in this case, a literal note in a bottle, just to remind future archaeologists that he got there first. Féret: 1, Modern Archaeology: 0.</p> <p>Of course, this whole affair raises some important questions: Did Féret expect someone to find this? Did he laugh to himself as he buried it, imagining Blondel’s reaction? Did Féret know how cliff erosion would eventually turn his humble Gaulish village into a treasure trove for future archaeologists? Or was he simply trolling them from the past?</p> <p>Whatever the case, Féret’s note may not have contained ancient secrets, but it certainly delivered some 19th-century sass. And if we’ve learned anything from this dig, it’s this: archaeology isn’t just about discovering the past – it’s also about being occasionally roasted by it.</p> <p>As Blondel and his team continue their emergency dig (which was ordered due to cliff erosion eating away at the site like a bad buffet), they’ve already uncovered a number of artefacts, mostly pottery, from around 2,000 years ago. But will any of <em>them</em> have the audacity to leave a note for the archaeologists of 2225?</p> <p>We’ll have to wait and see. Jessica Alba surprises dad by buying his childhood home

<p>Jessica Alba has spent the past three years working towards buying her parents a house, but not just any house, she bought her father's childhood home. </p> <p>She took to Instagram to make the announcement, with a teaser video of her special home-renovation project. </p> <p>"Almost three years ago, I started the project of my dreams… I surprised my parents by buying them a house!!" she began. </p> <p>"Now, it wasn't just any house – it was extra sentimental as it was my grandparent's house that my father grew up in," she continued.</p> <p>"After my grandfather passed away, my parents were planning on selling the house in order to pay for my grandmother's medical bills. How fear of missing out can lead to you paying more when buying a home

<div class="theconversation-article-body"><em><a href="https://theconversation.com/profiles/park-thaichon-175182">Park Thaichon</a>, <a href="https://theconversation.com/institutions/university-of-southern-queensland-1069">University of Southern Queensland</a></em></p> <p>The property market is a competitive space where finding a nice home, in the area you want, at a price you can afford is a hard ask.</p> <p>With buyers outnumbering available properties, the pressure is even greater causing some would-be buyers to develop <a href="https://health.clevelandclinic.org/understanding-fomo">a fear of missing out</a> (FOMO) and to make irrational decisions.</p> <p>FOMO might make you worry others are finding nicer homes and getting better deals, or that prices will rise to the point where you are priced out of the market altogether. This could cause you to pay too much or to buy a property in an area unsuitable for your needs.</p> <p>Then there is <a href="https://www.psychologytoday.com/au/blog/counseling-keys/202103/overcoming-fear-of-making-mistakes">fear of making a mistake</a> (FOMM), which can also cause problems if you’re a home hunter. You might be reluctant to bid or to negotiate because you are afraid of choosing the wrong property or paying more than it’s worth.</p> <h2>Problems caused by FOMO and FOMM</h2> <p>The principles of contagion theory, crowd psychology and the scarcity principle we identified in <a href="https://onlinelibrary.wiley.com/doi/epdf/10.1111/ijcs.12649?casa_token=271MN72XdP8AAAAA%3AfhYF_2yUJtM7KGv5jvFdXn5UsXQLkMcIM_F6hffYa30QaSdRivjf2mhFX-cr5C7ttCuLl1-e2OFYXBA">our research</a> on panic-buying during the pandemic, can be applied to any purchasing decisions. In this instance we applied them to buying properties in a competitive housing market.</p> <p><a href="https://www.communicationtheory.org/contagion-theory/">Contagion theory</a> applies when people act irrationally under the influence of a crowd. <a href="https://www.bestvalueschools.com/faq/what-is-crowd-psychology/">Crowd psychology</a> is similar but relates to how a crowd behaves in certain circumstances, while <a href="https://www.indeed.com/career-advice/career-development/scarcity-principle">scarcity principle</a> is the idea if there are fewer items available, their value increases.</p> <p>Each of these can increase the likelihood of several behaviours when purchasing a property. These include:</p> <ul> <li><strong>Underbidding and overbidding</strong></li> </ul> <p>Fearing other buyers might get the house, house hunters might get caught up in a bidding war and end up paying more than planned.</p> <p>Conversely, buyers with FOMM might fear spending too much so bid too low to start with and risk losing the house.</p> <ul> <li><strong>Following the crowd and peer pressure influence</strong></li> </ul> <p>Buyers might feel <a href="https://link.springer.com/article/10.1007/s11403-021-00324-7">pressured to buy</a> in a certain area because it’s popular, even if it is not best fit for them. This can lead to paying more for a house just because others are doing the same.</p> <ul> <li><strong>Delaying decisions</strong></li> </ul> <p>FOMM can lead to <a href="https://onlinelibrary.wiley.com/doi/abs/10.1111/ijcs.12990?casa_token=ZhJnLBOwVxUAAAAA%3AW5haHZKSA1rFQsRNdvw0liOoyvdxl0OrFR2phkhGfYC6TnWRv9EsnV-N8w52CmcnAVb8X2yU1obpIjKx">taking too long to decide</a>. This delay can mean missing out on good deals or being forced to rush into a decision and end up overpaying.</p> <ul> <li><strong>Avoiding negotiation</strong></li> </ul> <p>Some buyers might avoid negotiating the price or special conditions such as building and pest inspections and finance approval because they fear the seller will reject their offer. This can result in paying more than they need to if there are problems later.</p> <ul> <li><strong>Excessive inspections and appraisals</strong></li> </ul> <p>While inspections and appraisals are important, too many can suggest indecisiveness driven by fear, resulting in wasted money on unnecessary assessments, and more importantly, wasted time and delayed decisions.</p> <h2>Removing fear from the buying process</h2> <p>Start with thorough research and preparation by learning about different neighbourhoods and house prices. The history of properties and suburbs can be found for free on property websites and is a good place to start.</p> <p>Seek professional guidance from real estate agents or financial advisers to help you through the process.</p> <p>Get insights on market trends from an agent from a selling company or bank to help find homes that meet your criteria. Keep in mind these agents will get some form of incentive from your purchase.</p> <p>All the big banks or loan officers can provide free property reports on specific properties or suburbs.</p> <p>Don’t forget to check council mapping and water authority documents to check for potential future road projects and other developments and for an area’s flood rating.</p> <p>Perform due diligence by thoroughly inspecting properties and reviewing contracts to ensure they meet your needs and are a good investment.</p> <p>For example, it is a good idea to hire a home inspector to check for any hidden issues before making an offer.</p> <p>Another common mistake made by most buyers is not asking their <a href="https://www.qld.gov.au/law/housing-and-neighbours/buying-and-selling-a-property/buying-a-home/before-you-start-looking/appointing-a-solicitor">solicitor</a> to check and give suggestions before signing a contract or offer.</p> <p>A solicitor can check the sale contract before you sign, review the disclosure documents, give advice on your mortgage contract, carry out title searches and explain the results and explain how the purchase may affect your liability for land tax.</p> <p>Do some contingency planning by preparing for unexpected price increases and for the presence of other strong bidders to reduce anxiety about making the wrong decision. Setting aside extra funds could help deal with higher than expected prices or unexpected repairs that need doing.</p> <p>In the end, plan well and make decisions without letting emotions take over. Taking your time to find the right home that fits your budget and goals, rather than rushing into a purchase due to fear of missing out or making a mistake.<!-- Below is The Conversation's page counter tag. Can money buy you happiness? It’s complicated

In 2011 it was estimated that 1.7 billion people were living in what is considered to be the <a href="http://www.worldwatch.org/node/810">“consumer class”</a> – and nearly half of them are in the developing world. Consumption of goods and services has <a href="http://data.worldbank.org/indicator/NE.CON.PRVT.CD">grown at a staggering rate over the past few decades</a> and prompts us to ask: does it makes us happy? The answer’s not as simple as you might think.</p> <p>As a starting point, it is useful to look at <a href="https://books.google.co.uk/books?id=1A2siA19hKYC&amp;printsec=frontcover&amp;source=gbs_ge_summary_r&amp;cad=0#v=onepage&amp;q&amp;f=false">reported life satisfaction</a> across the globe. In richer nations, people usually buy more products and services. Hence if consumption genuinely made people happier, one would expect people to be happier in wealthy countries.</p> <p>It is true that people in rich nations report greater levels of life satisfaction (one measure of determining <a href="http://worldhappiness.report/">happiness</a>) than those in poor ones. However, the picture looks a little different when comparing moderately and very wealthy countries as there is no difference between the two. This indicates that money and increased material wealth does not necessarily equal higher levels of happiness.</p> <h2>Being materialistic</h2> <p>In the past few decades, people in richer industrialised societies have become increasingly materialistic. There are two key reasons for this – first, because we learn by observing others, it has become acceptable. And second, because people use products as a means to <a href="http://www.businessinsider.com/the-psychology-behind-retail-therapy-2012-11?IR=T">fill a psychological void</a> in their life. The latter is, at least partially, affected by marketing messages consistently telling us that consumption is the path to happiness.</p> <p>So when people feel they are lacking something in their lives they try to replace it with material possessions. But this often fails, as people usually misjudge what will make them happy. So what often happens is that people get a temporary boost from a particular purchase, but the pleasure tends to fade with time as they adapt to having it, leaving them unsatisfied.</p> <p>They then search for another product that can provide an even stronger pleasurable feeling – but, as before, it will again fade away. This continues as if we are on a forever spinning wheel of consumption. With <a href="http://link.springer.com/article/10.1023/B:JOHS.0000005719.56211.fd">every search for a new pleasing purchase</a>, expectations subconsciously rise – and the result is that we often feel a need to increase the number of purchases made or to spend more money.</p> <h2>Feelings of insecurity</h2> <p>How consumers feel about themselves also dictate consumption patterns. Highly materialistic individuals tend to value possessions that are expensive, seen as high status and are easily spotted and recognised by other people. This is because materialism is related to <a href="http://ase.tufts.edu/gdae/cs/personal%20well-being.pdf">a lack of self-esteem</a>. Hence, feelings of insecurity lead to a concern about what others think about them – which in turn leads to attempts to gain approval from others by owning desirable products.</p> <p>This lack of confidence often originates from what kind of toys we played with in childhood. Many girls, for example, are exposed to unrealistic views of what women should look like when they are given toys like <a href="http://www.bbc.co.uk/news/magazine-35670446">Barbie dolls</a>. This unrealistic view is then internalised and can be carried over into adulthood. A <a href="http://www.bbc.co.uk/news/education-37543769">recent report</a> suggests that approximately 40% of girls and young women lack confidence in how they look. To alleviate the disappointment with their appearance, they are likely to embark on a quest to purchase products they believe will make them more attractive.</p> <p>The media also plays a big role in stripping people of self-esteem. Women’s magazines are designed to encourage them to consume expensive clothes, make-up and lifestyle objects to mitigate the insecurities they feel by comparing themselves and their lives to the models and celebrities inside.</p> <p>Men can be affected by the media in similar ways – an increasing number of <a href="http://www.independent.co.uk/life-style/fashion/features/mens-grooming-is-now-a-multi-billion-pound-worldwide-industry-a6813196.html">men are influenced by magazines to consume clothes and beauty items</a>. When such insecurities are established, the appeal of consumption tends to increase – people are sold the message that they can buy “the very thing” that will help alleviate their insecure feelings.</p> <h2>Not all doom and gloom</h2> <p>Even though it seems that consumption is not synonymous with happiness it is not quite as straightforward as that. One key component for good mental health is to have a solid social support network. A constant pursuit of material possessions makes people disregard aspects of life that can contribute to general well-being, such as a healthy friendship network.</p> <p>It may therefore seem like a paradox that purchasing experiences can be the way to generate better social connections. Purchases made with the intention of <a href="http://psycnet.apa.org/journals/gpr/9/2/132/">having an experience</a>, such as a ski holiday or possibly <a href="http://www.bbc.co.uk/news/business-37550679">something more unusual</a> – such as “being” a celebrity for the day – can boost a person’s sense of happiness. This is often not because of the gratification caused by the thing itself but because it provides people with an opportunity to discuss their experiences with others. The joy of such an experience is that its benefits are subjective and thus not easy to compare – unlike a new mobile phone – which may not be as fancy as someone else’s. Consequently, you are not as likely to feel negative by having a “worse” experience than someone else.</p> <p>Perhaps the question that needs asking is not if consumption leads to happiness, but whether what we consume leads to happiness. As we are approaching the time of year when consuming often reaches an all-time high (<a href="http://www.mirror.co.uk/money/shopping-deals/black-friday-best-deals-2016-6630912">Black Friday</a>, <a href="http://www.mirror.co.uk/money/cyber-monday-2016-big-deals-6825898">Cyber Monday</a> and Christmas), it is worth reflecting on whether the purchases you make are going to genuinely fulfil your desires. Ask yourself if you should be buying more products, or whether it may be the time to buy theatre tickets for your friends to foster stronger social relationships.<!-- End of code. Aussie Olympian arrested in Paris after trying to buy drugs

<p>An Aussie Olympian has been arrested after he was caught on the streets of Paris trying to buy a gram of cocaine. </p> <p>Hockey superstar Tom Craig tried to outrun police when he was caught, before realising he couldn't evade the authorities and surrendered. </p> <p>He and teammates had been at a family and friends celebration at the Hotel Maison in Montmartre in the 9th arrondissement after both his team and the Hockeyroos team of girlfriend Alice Arnott lost in the quarter finals.</p> <p>The 28-year-old had spent nearly 18 hours in custody after being arrested at midnight on Tuesday before being released with “a probationary criminal warning for drug use”.</p> <p>As a result of his indiscretion, the Kookaburras veteran has had his Olympic rights stripped from him, been banned from the athletes village and told he does not have the right to march in the closing ceremony.</p> <p>Craig, who is a qualified solicitor, fronted the media in central Paris hours before an AOC press conference, in which he apologised for his behaviour.</p> <p>“I would firstly like to apologise for what has occurred over the last 24 hours,” the Tokyo silver medallist said. “I made a terrible mistake and I take full responsibility for my actions."</p> <p>“My actions are my own and by no way reflect the values of my family, my teammates, my friends, the sport and the Australian Olympic team. I have embarrassed you all and I’m truly sorry.” </p> <p>In the AOC press conference, Australian Olympic chef de mission Anna Meares said she was adamant Kookaburras star Tom Craig was acting alone when trying to purchase the drugs. </p> <p>“We do feel very confident that this is an isolated incident,” Meares said.</p> <p>“I would rather be here talking about the three gold medals that we have won today. But here we are first."</p> <p>“I cannot condone what Tom has done. He is a good person who made a bad decision. But there are consequences that come with decisions like this."</p> <p>“Our team has been exemplary at these Games and his actions do not reflect the values of this team, nor do they diminish this team’s performances. Can you change your mind after you buy a house?

<div class="theconversation-article-body"> <p><em><a href="https://theconversation.com/profiles/rosemary-gibson-1544081">Rosemary Gibson</a>, <a href="https://theconversation.com/institutions/the-university-of-queensland-805">The University of Queensland</a></em></p> <p>In the Bluey episode “<a href="https://iview.abc.net.au/show/bluey-the-sign">The Sign</a>”, the Heeler family enters a contract to sell their family home to a pair of English Sheepdogs, or as Bluey calls them, “the dogs with no eyes”.</p> <p>But towards the end of the episode, the Sheepdogs spy another house that they prefer. Unlike Bluey’s house, the new place has a pool.</p> <p>They telephone Bandit and tell him that they have changed their mind. Happily for Bluey’s family – and let’s face it, most of Australia – Bandit decides not to press ahead with the sale and the Heelers end up staying put in their family home.</p> <p>But aside from the fact that the contracting parties are all cartoon dogs – how realistic is this scenario? Is it possible to end a contract to purchase or sell a house simply because you’ve changed your mind?</p> <p>The reality is that once a contract of sale is signed, there are only limited circumstances in which buyers and sellers can bring the contract to an end.</p> <h2>What do you sign when buying or selling a house?</h2> <p>In Australia, each state and territory has its own standard form contract for the sale of land that buyers and sellers must sign.</p> <p>The terms of these contracts mirror relevant state or territory laws, meaning they differ throughout Australia. It is important for parties to obtain advice from a property lawyer with experience in a particular jurisdiction’s contract.</p> <h2>Can you change your mind after signing?</h2> <p>Once a contract has been signed, a buyer may only end it for a “change of mind” during the “cooling off period”. The cooling off period is a short period of time – usually between two and five business days – after the contract is signed.</p> <p>During this time, the buyer can end the contract, “no questions asked”. But there are usually financial consequences for terminating during the cooling off period.</p> <p>For example, in New South Wales, Queensland and the ACT, a buyer who ends the contract during the cooling off period must pay the seller 0.25% of the purchase price. For a house purchase of A$1 million, this termination penalty would be $2,500.</p> <p>But not all states and territories guarantee a cooling off period for buyers. And in such a hot property market, an individual seller may be unlikely to agree to include such a term in a contract.</p> <h2>What if something goes wrong down the track?</h2> <p>When negotiating the contract terms, the parties may agree that the sale is subject to certain conditions. Typically, these conditions are in the purchaser’s favour. If one of the conditions is not satisfied in time, then the contract can be brought to an end.</p> <p>It is up to the parties to negotiate which conditions (if any) are included in the contract, and the time by which the conditions must be satisfied. The most common conditions of sale are:</p> <ul> <li>the buyer obtains finance by a certain date (a finance clause)</li> <li>the buyer obtains satisfactory building and pest inspection reports by a certain date (a building and pest clause).</li> </ul> <p>The buyer may also want the sale to be subject to the buyer first selling an existing property.</p> <p>Once all of the conditions of sale are satisfied, the contract is said to be “unconditional”. From this time, there are no express circumstances in which either party may bring the contract to an end.</p> <p>When the Sheepdogs telephoned Bandit, the Heelers had already moved all their furniture out of the house. Clearly, the sale had already gone unconditional. There was no express basis on which the Sheepdogs could have terminated the contract.</p> <h2>Could the Heelers have sued for breach of contact?</h2> <p>A party who ends a contract without justification is liable to pay compensation to the other party.</p> <p>A house purchaser who wrongly terminates a contract would almost certainly lose their deposit. They may also be liable for additional losses the seller suffers as a result of the breach, including any deficiency in price on a resale of the property.</p> <p>But a buyer and seller may bring a contract to an end by “mutual agreement”, which seems to be what happened in Bluey. The Sheepdogs sought to end the contract and – to the relief of all Australians – the Heelers agreed.</p> <p>This is, however, unlikely to occur “in real life”, especially in today’s highly competitive property market.</p> <p>At the very least, the seller would be entitled to retain the purchaser’s deposit. There would also be the issue of who bears the costs incurred in advertising and agency fees.</p> <p>It seems Bandit followed his heart rather than the strict terms of the contract — and Australia is the better for it.<!-- Below is The Conversation's page counter tag. Think you’ve decided what to buy? Actually, your brain is still deciding – even as you put it in your basket

<div class="theconversation-article-body"> <p><em><a href="https://theconversation.com/profiles/tijl-grootswagers-954175">Tijl Grootswagers</a>, <a href="https://theconversation.com/institutions/western-sydney-university-1092">Western Sydney University</a>; <a href="https://theconversation.com/profiles/genevieve-l-quek-1447582">Genevieve L Quek</a>, <a href="https://theconversation.com/institutions/western-sydney-university-1092">Western Sydney University</a>, and <a href="https://theconversation.com/profiles/manuel-varlet-156210">Manuel Varlet</a>, <a href="https://theconversation.com/institutions/western-sydney-university-1092">Western Sydney University</a></em></p> <p>You are standing in the cereal aisle, weighing up whether to buy a healthy bran or a sugary chocolate-flavoured alternative.</p> <p>Your hand hovers momentarily before you make the final grab.</p> <p>But did you know that during those last few seconds, while you’re reaching out, your brain is still evaluating the pros and cons – influenced by everything from your last meal, the health star rating, the catchy jingle in the ad, and the colours of the letters on the box?</p> <p>Our recently published <a href="https://www.nature.com/articles/s41598-024-62135-7">research</a> shows our brains do not just think first and then act. Even while you are reaching for a product on a supermarket shelf, your brain is still evaluating whether you are making the right choice.</p> <p>Further, we found measuring hand movements offers an accurate window into the brain’s ongoing evaluation of the decision – you don’t have to hook people up to expensive brain scanners.</p> <p>What does this say about our decision-making? And what does it mean for consumers and the people marketing to them?</p> <h2>What hand movements tell us about decision-making</h2> <p>There has been <a href="https://www.annualreviews.org/content/journals/10.1146/annurev-psych-010419-051053">debate within neuroscience</a> on whether a person’s movements to enact a decision can be modified once the brain’s “motor plan” has been made.</p> <p>Our research revealed not only that movements can be changed after a decision – “in flight” – but also the changes matched incoming information from a person’s senses.</p> <p>To study <a href="https://doi.org/10.1038/s41598-024-62135-7">how our decisions unfold over time</a>, we tracked people’s hand movements as they reached for different options shown in pictures – for example, in response to the question “is this picture a face or an object?”</p> <p>When choices were easy, their hands moved straight to the right option. But when choices were harder, new information made the brain change its mind, and this was reflected in the trajectory of their hand movements.</p> <p>When we compared these hand movement trajectories to brain activity recorded using neuroimaging, we found that the timing and amount of evidence of the brain’s evaluation matched the movement pattern.</p> <p>Put simply, reaching movements are shaped by ongoing thinking and decision-making.</p> <p>By showing that brain patterns match movement trajectories, our research also highlights that large, expensive brain scanners may not always be required to study the brain’s decision evaluation processes, as movement tracking is much more cost-effective and much easier to test on a large scale.</p> <h2>What does this mean for consumers and marketers?</h2> <p>For consumers, knowing our brains are always reevaluating decisions we might think of as “final” can help us be more aware of our choices.</p> <p>For simple decisions such as choosing a breakfast cereal, the impact may be small. Even if you have preemptively decided on a healthy option, you might be tempted at the last minute by the flashy packaging of a less healthy choice.</p> <p>But for important long-term decisions such as choosing a mortgage, it can have serious effects.</p> <p>On the other side of the coin, marketers have long known that many purchase decisions are <a href="https://www.sciencedirect.com/science/article/pii/S0969698912000781">made on the spot</a>.</p> <p>They use strategies such as attractive packaging and strategic product placement to influence people’s decisions.</p> <p>New ways of studying how people’s brains process information – right up to the last minute – can help marketers design more effective strategies.</p> <h2>Opportunities for further research</h2> <p>Further research in this area could explore how different types of information, such as environmental cues or memories, affect this continuous decision evaluation process in different groups of people. For example, how do people of different ages process information while making decisions?</p> <p>Our finding – that hand movements reflect the inner workings of the brain’s decision making process – could make future studies cheaper and more efficient.</p> <p>The ability to fine-tune marketing in this way has implications beyond just selling products. It can also make public strategic messaging far more effective.</p> <p>This could include tailoring a public health campaign on vaping specifically for people aged under 30, or targeting messaging about superannuation scams more effectively at those of retirement age.</p> <p>The act of reaching for a product is not a simple consequence of a decision already made; it’s a highly dynamic process. Being aware of what influences our last-minute decision-making can help us make better choices that have better outcomes.<!-- Below is The Conversation's page counter tag. “Don’t marry him”: Bride-to-be shares wild altercation with her future in-laws over her wedding dress

<p dir="ltr">A woman has been told to “run” from her fiancé after sharing a wild conversation she had with her future in-laws about her wedding dress. </p> <p dir="ltr">The bride-to-be shared that ever since she was a child, she wanted to wear her mother’s wedding dress on her own big day. </p> <p dir="ltr">However, the woman was then confronted by her soon-to-be in-laws, with drama ensuing over her wedding dress.</p> <p dir="ltr">Taking to Reddit’s “Am I The A**hole?” page, the woman explained, "My mother's wedding dress has been passed down for generations and I remember being a little girl dreaming of walking down the aisle in it."</p> <p dir="ltr">Despite her wishes to wear the family heirloom on her big day, she said things went south at a dinner at her sister-in-law’s (SIL) house when she  "tapped her spoon against the glass and said that she had to make a toast."</p> <p dir="ltr">"She then said she would be right back before going into another room and returning with a large plastic bag," the bride continues.</p> <p dir="ltr">"Everyone seemed to be excited but I just felt confused."</p> <p dir="ltr">As she "awkwardly smiled", her SIL opened the bag to reveal her wedding dress from her wedding two years earlier as her in-laws began clapping, as her future sister-in-law announced she wanted the bride to wear her dress at her upcoming nuptials.</p> <p dir="ltr">"I tried to smile but I guess I didn't do a good job of hiding my disappointment and everyone began asking me what was wrong," the bride-to-be continues, adding that she tried to explain that she wanted to wear her mother's wedding dress.</p> <p dir="ltr">At this point, her SIL began to cry and her in-laws began berating her, causing the bride to burst into tears and run outside.</p> <p dir="ltr">"My fiancé didn't even come after me and after crying my eyes out on the steps for what felt like hours, he finally came outside and yelled at me to get into the car," she says.</p> <p dir="ltr">Confused, she got into the car only for her fiancé to berate her for making "such a big scene" leaving him feeling "embarrassed in front of his family."</p> <p dir="ltr">"He sounds so mad and he even said he couldn't believe he chose to marry such a 'bitchy c--t' (his exact words)."</p> <p dir="ltr">The woman tried to explain how important it was to her to wear her mother's dress and that she had already promised her mother she would be wearing it on her big day.</p> <p dir="ltr">"I felt like my fiancé's family planned this and put me on the spot thinking I wouldn't stand up for myself and just agree to wear SIL's dress," she continues.</p> <p dir="ltr">"I don't think I did anything wrong but a part of me thinks I should have just gone along with it and then told SIL in private that I wouldn't be wearing the dress."</p> <p dir="ltr">Hundreds of people were quick to comment on her post, suggesting that she “run” not only from her in-laws, but from her partner as well. </p> <p dir="ltr">"Ma'am you need to leave that whole family behind including your fiancé," one said. "You just had a peek into your future if you carry on with this relationship."</p> <p dir="ltr">"Don't you dare marry that man!!!" another said.</p> <p dir="ltr">"The problem doesn't exist as the wedding shouldn't be happening anymore," another added.</p> <p dir="ltr">One Redditor suggested she "be thankful that he is showing you who he really is before you marry him."</p> <p dir="ltr">"You have just had a glimpse of what your future is going to look like if you go through with your wedding."</p> <p dir="ltr"><em>Image credits: Shutterstock </em></p> <p> </p>

Some allow you to boost and lower the amount of pedalling assistance you get.</p> <p>Globally, the transport sector produces <a href="https://www.un.org/sites/un2.un.org/files/media_gstc/FACT_SHEET_Climate_Change.pdf">about one-quarter</a> of greenhouse gas emissions. Finding cleaner ways to get around is vital to combating the climate crisis. E-bikes also offer solutions to the problems of traffic congestion, fuel costs and sedentary lifestyles.</p> <p>But is an electric bike right for you? Below, we discuss the pros and cons, to help you decide.</p> <h2>The pros</h2> <p><strong>– Reduce carbon emissions</strong></p> <p>In developed countries, transport can be one of the largest proportions of an individual’s carbon footprint. But you can <a href="https://sustainability.anu.edu.au/options-for-owning-an-e-bike">reduce your travel emissions</a> by 75% if you replace car use with an e-bike for short trips such as the work commute.</p> <p><a href="https://www.creds.ac.uk/publications/e-bike-carbon-savings-how-much-and-where/">Research has found</a> e-bikes, if used to replace cars, could cut carbon dioxide (CO₂) emissions by up to 50% in England – or about 30 million tonnes a year. Other analysis showed the potential was <a href="https://www.sciencedirect.com/science/article/pii/S0967070X21003401">greatest</a> in rural areas.</p> <p><strong>– Connect with your community</strong></p> <p>The “car-rification” of our cities changed community dynamics. Retail became concentrated in <a href="https://www.sciencedirect.com/science/article/abs/pii/S0264837716312479">out-of-town shopping centres</a>, leading to a decline in smaller town centres. This provided fewer opportunities to meet our neighbours and has contributed to high rates of <a href="https://www.vox.com/features/23191527/urban-planning-friendship-houston-cars-loneliness">loneliness and social isolation</a>.</p> <p>Similar to <a href="https://www.researchgate.net/publication/308794595_From_Pedal_to_People_The_Social_Effects_of_Biking">regular cycling</a>, riding e-bikes helps create community bonds. It makes us more likely to engage with our surroundings and interact with people around us. You can even join an <a href="https://www.meetup.com/topics/electric-bicycles/au/">e-bike group</a> or community ride.</p> <p><strong>– Save money</strong></p> <p>E-bikes offer substantial long-term financial benefits to owners.</p> <p>In Australia, an e-bike costs from about A$1,000 to more than $5,000. An annual e-bike service will set you back <a href="https://www.choice.com.au/transport/bikes/electric/articles/how-to-maintain-your-electric-bike#:%7E:text=How%20much%20does%20an%20e,%24300%2C%20depending%20on%20what's%20included.">between $100 and $300</a>. And retailers <a href="https://crooze.com.au/blogs/news/the-costs-of-owning-an-ebike#:%7E:text=This%20means%20it%20costs%20roughly,electricity%20charges%20per%2030kms%20ridden.">currently</a> <a href="https://www.glowwormbicycles.com.au/blogs/electric-bikes/how-much-should-i-spend-on-an-e-bike">put the cost</a> of a full battery charge at 10–15 cents, translating to roughly $20 per year for an average commuter.</p> <p>Cars, of course, cost far more to run. For example, Victorian motoring body RACV <a href="https://www.racv.com.au/about-racv/newsroom/victorias-cheapest-cars-2023.html">last year found</a> the state’s cheapest car to own and operate was the MG3 Core light Hatch, with monthly costs of $734.84. Even taking into account charging costs and maintenance, you can see how quickly an e-bike would pay for itself.</p> <p><strong>– Get active</strong></p> <p>E-bikes are clearly better for your health than riding in a car.</p> <p>A <a href="https://www.ncbi.nlm.nih.gov/pmc/articles/PMC9790588/">2019 study investigated</a> e‐bike commuting for inactive, overweight people living in regional Australia. It found e-bike users increased their physical activity by an average 90 minutes a week.</p> <p>A <a href="https://onlinelibrary.wiley.com/doi/full/10.1111/sms.14155">literature review in 2022</a> found e-biking was a moderately intense physical activity on measures such as energy expenditure, heart rate and oxygen consumption. The benefits were lower than conventional cycling, but generally greater than walking.</p> <p>Women, in particular, have reported benefits from e-bike use. A <a href="https://activetravelstudies.org/article/id/991/">New Zealand study</a> showed e-bikes provided less fit women with “more empowering physical activity experiences” and increased their cycling confidence.</p> <h2>The cons</h2> <p><strong>– Safety challenges</strong></p> <p>Like any form of mobility, e-bikes must be used safely. Concerns around e-bikes include <a href="https://www.abc.net.au/news/2023-09-13/fat-bike-boom-in-sydney-sparks-safety-fears/102823330">speeding</a>, <a href="https://www.nbcnews.com/nightly-news/video/concerns-grow-over-safety-of-e-bikes-amid-reports-of-accidents-192619077845">accidents</a> and people riding <a href="https://www.nbnnews.com.au/2024/03/20/e-bike-safety-concerns-spark-in-lennox-head/">without helmets</a>.</p> <p>In May this year, Sydney’s Northern Beaches Council <a href="https://www.northernbeaches.nsw.gov.au/e-bike-and-e-scooter-safety">launched a public awareness</a> campaign on e-bike safety. <a href="https://www.northernbeaches.nsw.gov.au/council/news/media-releases/northern-beaches-council-leads-pack-e-bike-safety-campaign">The advice includes</a>:</p> <ul> <li>slow to walking pace when others are on the path</li> <li>ring your bell to signal your approach</li> <li>be ready for sudden changes.</li> </ul> <p>Government regulation on e-bikes is also important for public safety. For example <a href="https://fit-ebike.com/en-en/about-us/blog/s-pedelecs/">in Germany</a>, high-speed e-bikes are classed as mopeds and cannot be ridden on bike paths.</p> <p>Separately, e-bikes usually contain lithium-ion batteries which can explode and start fires – particularly in e-bikes bought from overseas retailers that don’t meet Australian standards. Before buying, <a href="https://www.fire.nsw.gov.au/page.php?id=9406">check advice from fire authorities</a>.</p> <figure><iframe src="https://www.youtube.com/embed/U58Pv7-7fnE?wmode=transparent&amp;start=0" width="440" height="260" frameborder="0" allowfullscreen="allowfullscreen"></iframe></figure> <p><strong>– Lack of cycling and charging infrastructure</strong></p> <p>Well-designed <a href="https://www.sciencedirect.com/science/article/pii/S2214140519301033">cycling infrastructure</a> encourages e-bike use. In Australia, governments are <a href="https://www.infrastructureaustralia.gov.au/sites/default/files/2019-06/Cycling_Infrastructure_Background_Paper_16Mar09_WEB.pdf">slowly accepting</a> the need for infrastructure such as dedicated bike lanes and <a href="https://www.transport.nsw.gov.au/get-nsw-active/emicro-smart-micro-mobility-infrastructure">charging stations</a>, but <a href="https://theconversation.com/why-do-so-few-people-cycle-for-transport-in-australia-6-ideas-on-how-to-reap-all-the-benefits-of-bikes-229811">more money</a> is needed.</p> <p>In the Netherlands, a surge in e-bike sales has <a href="https://www.government.nl/topics/bicycles">driven</a> investments in cycling paths, improvements in bicycle parking at train stations, and other efforts to promote cycling and e-bike use.</p> <p><strong>– Higher upfront cost than a regular bike</strong></p> <p>The cost of buying an e-bike can be a barrier for some. For example, <a href="https://activetravelstudies.org/article/id/991/">NZ-based research</a> found the purchase cost meant the benefits were less likely to be available to lower-income women.</p> <p>So how can the cost barrier be overcome? In Australia, some companies offer e-bike rentals, via a weekly <a href="https://lug-carrie.com">subscription service</a>. And overseas, <a href="https://www.pbsc.com/blog/2021/09/pbsc-e-bike-sharing-schemes-in-15-cities-around-the-world">share schemes</a> mean people can access e-bikes without having to buy one.</p> <p>In 2023, <a href="https://www.service.tas.gov.au/services/government-help-and-support/concessions-and-discounts/apply-for-an-electric-vehicle-or-e-mobility-rebate">Tasmania became the first Australian state</a> to offer a subsidy for e-bike purchases, and the uptake was rapid. However, the scheme has now closed.</p> <p><strong>– Environmental impacts</strong></p> <p>Almost everything we buy has an environmental impact, and electric bikes are no exception. However, they are obviously a better alternative to conventional cars – and also have less impact than electric vehicles.</p> <p>Over the total lifecycle of the product, including manufacturing, an e-bike emits <a href="https://ecf.com/resources/cycling-facts-and-figures/environmental">about 10%</a> of the CO₂ emissions associated with producing an electric car, according to the European Cyclists Federation. And e-bikes <a href="https://electrek.co/2023/05/04/you-cant-trust-electric-bike-companies-battery-range/">consume</a> about <a href="https://ebikes.ca/learn/solar.html#:%7E:text=6%20wh%2Fkm%20would%20be,heavy%20loads%20and%20riding%20fast.">15 watt-hours per kilometre</a>, compared to electric cars which <a href="https://www.drive.com.au/caradvice/what-is-a-good-energy-consumption-figure-for-electric-vehicles/">consume around</a> 150 to 200 watt-hours per kilometre.</p> <p>E-bike battery systems also typically require fewer raw materials and simpler design than an electric vehicle, which <a href="https://www.sciencedirect.com/science/article/pii/S0892687524000293">simplifies</a> the battery recycling process.</p> <h2>Cleaner, cheaper, better</h2> <p>Electric cars are crucial for replacing traditional vehicles on longer routes and for family travel. However, e-bikes offer a more affordable and lower-impact solution for commuting and short-distance travel – and if you buy a cargo e-bike, you can even take your family.</p> <p>Mass adoption of e-bikes in Australia requires better cycling infrastructure, new government regulation and price incentives. But in the meantime, thousands of Australians are already enjoying the benefits of e-bikes. How to buy a home: 7 tips for negotiating like a pro

Good negotiations greatly improve relationships between buyers, sellers and agents. They also help avoid future problems and conflicts.</p> <p>Negotiating skills become even more important for home buyers in a “seller’s market”, where demand from buyers exceeds supply from sellers. That’s <a href="https://propertyupdate.com.au/australian-property-market-predictions/">currently the case</a> in all Australian capital cities and major regional cities such as Gold Coast, Sunshine Coast and others.</p> <p>Many home buyers mistakenly believe negotiation only occurs during the signing of the sale contract. However, it involves distinct stages: <em>pre-negotiation</em> and <em>during negotiation</em>.</p> <p>So how can people maximise their chances of successfully negotiating a purchase in a seller’s market? I offer the following tips.</p> <h2>Be someone the seller’s agent wants to do business with</h2> <p>Buyers often communicate solely with the seller’s agent, rather than directly with the seller. It’s crucial to ensure the agent views the buyer positively. Ultimately, it’s the agent who presents offers to the seller for their decision.</p> <p>It’s important, then, to understand what might motivate the seller’s agent to choose your offer. The key performance indicator for the agent often revolves around closing a property sale at a reasonable price within a certain time.</p> <p>This means price is a crucial factor. However, other factors can influence the seller’s agent and seller.</p> <p>For example, having pre-approved finance can increase the agent’s confidence in the buyer. If the buyer appears serious, can make quick decisions and makes a good impression, the agent may be more motivated to push for them, even if their offer is slightly lower than others without pre-approved finance.</p> <h2>Be a big fish (for the seller’s agent)</h2> <p>The next strategy is to give the seller’s agent extra incentive to favour you and your offer. <a href="https://www.emerald.com/insight/content/doi/10.1108/MIP-09-2019-0489/full/html">Our research</a> in customer behaviour suggests businesses value customers who make frequent purchases or engage them for long-term services.</p> <p>For example, the agent would be pleased to learn that the buyer might be interested in buying another property in the near future or in using their rental service for the new property. You have an advantage if you can position yourself as someone who could provide them with extra business.</p> <h2>Point to competing options</h2> <p>In a positive manner, let the seller’s agent know you are considering two or three properties, and this specific property is among those you are inclined to make an offer on.</p> <p>In certain situations, it may stimulate competitive pricing when multiple properties of similar quality are available in the same area. Make it clear to the agent you will choose the property that offers you the best overall value.</p> <p>While this strategy might not necessarily lower the price in a seller’s market, it can prompt the agent to have a fuller discussion with you.</p> <h2>Think beyond price</h2> <p>The next set of tips focuses on the <em>during negotiation</em> stages. It can be challenging for buyers to negotiate a lower price in a market with low supply and high demand. You might have to “think outside the price box”.</p> <p>Buyers often have a specific price range or fixed budget in mind when they start discussions with a seller. However, other factors besides price can influence a property’s overall value.</p> <p>So if a seller won’t adjust the price, consider negotiating for other concessions that could reduce your expenses.</p> <p>These may include:</p> <p><strong>Settlement period</strong></p> <p>Consider the expenses associated with the settlement period. A shorter settlement period could enable buyers to move into the property sooner and save on rent. For example, if a buyer is paying $600 per week in rent, an early settlement could save them around $2,400 per month.</p> <p><strong>Insurance costs after contract signing</strong></p> <p>In many states, buyers’ <a href="https://www.finder.com.au/home-insurance/home-insurance-cost">home insurance cover</a> is required to begin from the date of contract signing. It’s reasonable for buyers to include a special condition requesting the seller to bear the insurance costs until settlement. On average, home insurance may amount to about $140 per month.</p> <p><strong>Cleaning expenses</strong></p> <p>Consider negotiating a condition stipulating that the seller must ensure the property is professionally cleaned by settlement. Failure to do so could result in a $500 adjustment in the buyer’s favour at settlement.</p> <p>In some states, like Queensland, sellers are not obligated to deliver a clean property. Based on typical end-of-lease cleaning charges, internal cleaning of a four-bedroom property could cost <a href="https://firstcallhomeservices.com.au/service-menu/bond-exit-end-lease-cleaning/">$455 to $590</a>.</p> <p><strong>Building and pest inspection costs</strong></p> <p>Buyers should always include a 14-day pre-purchase inspection clause for <a href="https://www.topdogpestcontrol.com.au/building-pest-inspections-gold-coast/">building and pest inspections</a> in their offer. Although they may cost $300 to $600, these inspections provide a clear report that could lead to negotiations after contract signing if they find any issues with the property.</p> <h2>Be careful with your first offer</h2> <p>Don’t present the first offer in writing. It can be challenging to negotiate down the price once it has been written in an offer document.</p> <p>Instead, the buyer should begin by testing the expected price of the property. As well as obtaining property reports from multiple banks, the buyer could talk with the seller’s agent in person about a price range that would be agreeable to the seller.</p> <p>You could include phrases like “a price that will make the seller happy” or “a price that will make the seller accept the offer”. While the agent might not provide a specific price, this talk can provide a guideline for the buyer. All properties up for auction or private sale should have an expected price set, which may or may not be discussed with potential buyers.</p> <p>It’s also advisable to consult a solicitor before submitting an offer or signing a contract. They can offer valuable suggestions to smooth the purchase process and identify any issues.</p> <h2>Use the power of 900</h2> <p>Buyers often submit offers with round numbers, such as $700,000 or $750,000. In a competitive seller’s market, aim to submit an offer with a number that stands out from the rest, yet remains within your budget.</p> <p>An example of such a number is $900. For instance, comparing $700,000 to $700,900, the extra $900 makes the offer feel closer to $710,000.</p> <h2>Write a personalised letter</h2> <p>It’s true the most important point of selling a house for many sellers is price. But they are human and have emotions. Finishing a purchasing offer with a personal letter to the seller can make a difference.</p> <p>Often that $3,000 to $20,000 could be a lot of money for a buyer, but it may not be as much for someone selling a house for $700,000 or $1,000,000. Write the letter to express your feelings about the property in a way that makes it clear you will care for it. The hidden risks of buy now, pay later: What shoppers need to know

Instead, <a href="https://doi.org/10.1108/EJM-11-2021-0923">these programs use algorithms</a> to perform <a href="https://www.investopedia.com/terms/s/soft-inquiry.asp">“soft” credit checks</a> to determine <a href="https://theconversation.com/if-it-looks-like-debt-lets-treat-it-like-debt-buy-now-pay-later-schemes-need-firmer-regulation-in-nz-211820">a shopper’s eligibility</a>.</p> <p>This means buy now, pay later loans target <a href="https://www.theguardian.com/money/2022/jan/27/buy-now-pay-later-schemes-entice-consumers-spend-more">low-income, tech-savvy</a> <a href="https://www.cnbc.com/2022/10/27/gen-z-and-millennials-prefer-buy-now-pay-later-services.html">millennials and Gen Z shoppers</a> in an effort to <a href="https://libertystreeteconomics.newyorkfed.org/2023/09/who-uses-buy-now-pay-later/">supposedly improve financial inclusion</a> for these groups.</p> <p>However, the newness of buy now, pay later programs means existing <a href="https://doi.org/10.1111/acfi.13100">consumer credit laws don’t cover it</a>. This lack of regulation puts shoppers at financial risk of accumulating higher levels of debt.</p> <h2>Credit cards versus buy now, pay later</h2> <p>There are three key differences between credit cards and buy now, pay later loans. First, while buy now, pay later loans are a line of credit like credit cards are, <a href="https://www.cnbc.com/2022/05/04/klarna-to-report-buy-now-pay-later-data-to-uk-credit-bureaus.html">they don’t impact credit reports</a>. Because of this, shoppers might be less cautious when using buy now, pay later services.</p> <p>Credit cards typically have annual interest rates ranging from <a href="https://www.bankrate.com/finance/credit-cards/what-is-credit-card-apr/#credit-card-apr-vs-credit-card-interest">15 to 26 per cent</a>. While most buy now, pay later loans have no interest, longer term loans have <a href="https://www.cbsnews.com/news/buy-now-pay-later-loans-interest-rate-fees-tips-what-to-know/">annual interest rates of about 37 per cent</a>.</p> <p>Shoppers are <a href="https://hbswk.hbs.edu/item/buy-now-pay-later-how-retails-hot-feature-hurts-lower-income-shoppers">at risk of overusing buy now, pay later programs</a> and accumulating more debt than they can manage. In addition, formal lenders, such as banks, currently have no way of knowing what buy now, pay later debt a person is carrying. The lender, therefore, likely incurs more risk than they are aware of.</p> <p>Second, credit cards typically provide <a href="https://doi.org/10.1080/1369118X.2022.2161830">an interest-free period</a>, after which <a href="https://doi.org/10.1177/03128962211032448">borrowers must pay interest</a>. In contrast, buy now, pay later users typically don’t have interest fees, but can incur <a href="https://doi.org/10.1108/IJBM-07-2022-0324">late fees for missed or late payments</a>.</p> <p>Falling behind on payment terms <a href="https://www.forbes.com/sites/andriacheng/2020/12/16/why-retailers-are-embracing-buy-now-pay-later-service-this-holiday-season/">can result in charges</a> that exceed <a href="https://stateline.org/2022/02/02/regulators-scrutinize-buy-now-pay-later-plans/">typical credit card interest rates</a>, causing more harm than interest payments. Low-income buy now, pay later users are <a href="https://hbswk.hbs.edu/item/buy-now-pay-later-how-retails-hot-feature-hurts-lower-income-shoppers">particularly vulnerable</a> to <a href="https://www.consumerfinance.gov/data-research/research-reports/consumer-use-of-buy-now-pay-later-insights-from-the-cfpb-making-ends-meet-survey/">using overdrafts to cover their buy now, pay later payments</a>.</p> <p>Third, people typically have just a few credit cards, making it easier to keep track of payments. Buy now, pay later users, on the other hand, usually engage with multiple buy now, pay later lenders through retailers. As a result, it’s difficult for them to keep track of all the buy now, pay later lenders and retailers they made purchases from.</p> <h2>What are the Canadian governments doing?</h2> <p>Canada classifies buy now, pay later as an unsecured instalment loan, which means lenders are subject to laws at the federal and provincial levels.</p> <p>Under federal law, there is an <a href="https://www.sec.gov/Archives/edgar/data/1711291/000171129122000011/curo-20211231.htm">annual interest rate cap of 60 per cent</a>. Provincial laws require buy now, pay later lenders to disclose the cost of credit and extend consumer protection rights to buy now, pay later shoppers.</p> <p>At the provincial level, <a href="https://www.canada.ca/en/financial-consumer-agency/services/loans/buy-now-pay-later.html">specific laws come into play</a>. Manitoba, Alberta, Québec, and Ontario have passed laws that require lenders to be licensed before they offer these products and be subject to regulatory oversight.</p> <p>These laws regulate high-cost credit products that have annual rates of 32 per cent or higher. This means buy now, pay later services <em>should</em> fall under this category. However, I found no evidence of buy now, pay later lenders being licensed in Canada. This means either lenders are not aware they fall under these laws, or no one is enforcing them.</p> <p>This ambiguity over whether or not buy now, pay later lenders are subject to regulatory oversight could be a hindrance for banks like the <a href="https://financialpost.com/fp-finance/fintech/why-higher-interest-rates-threaten-the-buy-now-pay-later-bubble">Bank of Nova Scotia and the Canadian Imperial Bank of Commerce</a>, as it deters them from entering the buy now, pay later market despite its profitability.</p> <h2>Questions to ask before using buy now, pay later</h2> <p>Before signing up for a buy now, pay later loan, shoppers should consider the following six questions.</p> <p><strong>1. Payment structure.</strong> How much of the invoice amount needs to be paid upfront? The norm is typically 25 per cent. What is the number of remaining instalments? The answer to this is usually four. Lastly, what is the frequency of instalments? The norm is biweekly.</p> <p><strong>2. Sensitive information.</strong> Does the lender require you to provide information about your chequing account? This is sensitive information to give away and puts you at risk of data breaches. Most buy now, pay later lenders withdraw instalment amounts from chequing accounts or debit cards, potentially exposing shoppers to greater risks than credit cards.</p> <p><strong>3. Interest charges</strong> Does the buy now, pay later lender charge interest on instalment payments? The norm is no.</p> <p><strong>4. Late fees</strong> How much is the late fee, when does it apply and what is the maximum amount of the late fee? Typically, late fees don’t exceed $8 or one-quarter of the invoice amount. Late fees usually kick in if your scheduled payment remains unpaid after 10 days.</p> <p><strong>5. Data responsibility.</strong> Who is responsible for your data? Whether it’s the retailer, the buy now, pay later lender or a company whose cloud storage the provider may be using, you should know. In general, the buy now, pay later lender holds this responsibility.</p> <p><strong>6. Licensing.</strong> Is the buy now, pay later lender licensed to sell the loan? Usually, the <a href="https://dfpi.ca.gov/wp-content/uploads/sites/337/2020/03/afterpay-settlement.pdf">answer to this question is no</a>.</p> <h2>Buy now, pay later regulation</h2> <p>Two sets of laws and regulations should be implemented to address some of these issues. The first set of regulations focuses on how buy now, pay later lenders interact with consumers. These lenders should clearly communicate <a href="https://papers.ssrn.com/sol3/papers.cfm?abstract_id=4359956">all terms and conditions of their loans</a>, including late charges, interest charges and payment schedules, on their platforms to ensure shoppers are fully informed of their financial obligations.</p> <p>The Financial Conduct Authority in the United Kingdom recently issued guidelines allowing buy now, pay later lenders to <a href="https://www.ft.com/content/ca428bc8-65c3-49ed-8ba6-0d6f206098aa">terminate, suspend or restrict access to shopper accounts</a> for any reason without notice. Effective September 2024, New Zealand will require buy now, pay later lenders to <a href="https://theconversation.com/if-it-looks-like-debt-lets-treat-it-like-debt-buy-now-pay-later-schemes-need-firmer-regulation-in-nz-211820">check a shopper’s credit</a> before providing them a buy now, pay later loan.</p> <p>The second set of regulations defines the scope and boundaries of buy now, pay later lenders. On Dec. 9, 2022, California became the first American state to <a href="https://dfpi.ca.gov/2022/12/09/buy-now-pay-later-protect-yourself-before-you-check-out/">classify buy now, pay later as a loan</a>. Such classifications allowed California regulators to <a href="https://stateline.org/2022/02/02/regulators-scrutinize-buy-now-pay-later-plans/">question lenders about their transparency in disclosing the terms of their offerings</a>.</p> <p>The hope is that these laws and regulations will facilitate microlending and not impede the existence of buy now, pay later services, but rather make it safer and more secure for both lenders and users.<!-- Below is The Conversation's page counter tag. Australia can afford to bulk bill all GP visits. So why don’t we?

And encouraging GPs to bulk bill is <a href="https://theconversation.com/cheaper-medicines-and-a-new-approach-for-mental-health-care-will-the-budget-make-us-healthier-229612">one measure</a> the government is taking to ease the strain.</p> <p>So what would it take for GPs to bulk bill everyone? In our <a href="https://onlinelibrary.wiley.com/doi/10.1111/1467-8462.12553">recent paper</a>, we calculated this is possible and affordable, given the current health budget.</p> <p>But we show recent incentives for GPs to bulk bill aren’t enough to get us there.</p> <p>Instead, we need to adjust health policies to increase bulk-billing rates and to make our health system more sustainable.</p> <h2>How do the incentives work?</h2> <p>In recent years, the government has introduced various incentives to try and encourage GPs to bulk bill (so patients pay nothing out-of-pocket).</p> <p>The most recent has been the “<a href="https://www.health.gov.au/our-work/increases-to-bulk-billing-incentive-payments#1-november-2023-changes">triple bulk-billing incentives</a>” or “triple bonus” for short. These have been in place since November 2023.</p> <p>Under these incentives, GPs in metropolitan areas are paid a A$20.65 bonus if they bulk bill concession card holders or children under 16 years. GPs in rural and remote areas are paid $31.35-$39.65 extra. These bonus payments are in addition to regular Medicare rebates GPs receive.</p> <p>But when we looked at whether these latest incentives are likely to work to boost bulk billing, we found a city-country divide.</p> <h2>City GPs may not be convinced</h2> <p>We worked out the triple bonus will not help most people in metropolitan areas.</p> <p>That’s because in these areas the bonus is much lower than what patients currently pay out-of-pocket. In other words, if GPs did bulk bill these groups, their income would be lower than what they could have charged. So the bonus wouldn’t be enough incentive for them to bulk bill.</p> <p>For example, we found in greater Melbourne, the average out-of-pocket costs for a non-bulk billed GP visit <a href="https://melbourneinstitute.unimelb.edu.au/research/HALE-Hub/data">is about</a> $30-$56 depending on the suburb. This is much higher than the $20.65 triple bonus amount in metropolitan regions. We see similar patterns across all metropolitan areas.</p> <h2>But country GPs may be swayed</h2> <p>The picture is different in rural and remote areas. Here, the average out-of-pocket cost for a non-bulk billed GP visit <a href="https://melbourneinstitute.unimelb.edu.au/research/HALE-Hub/data">varies substantially</a> – around $28-52 in rural regions and $32-123 in remote areas. The highest cost on the mainland was $79 but GP visits on Lord Howe Island were the most expensive overall, at $123.</p> <p>For patients living in areas where their actual payment is less than the bonus amount, the incentive does help. In other words, it would be financially advantageous for GPs to bulk bill these patients, but not where the out-of-pocket costs are higher than the bonus.</p> <p>Our <a href="https://melbourneinstitute.unimelb.edu.au/research/HALE-Hub/data">online map</a> shows where GPs are most likely to bulk bill. The map below shows how out-of-pocket costs vary around Australia.</p> <p><iframe id="SPzgj" class="tc-infographic-datawrapper" style="border: none;" src="https://datawrapper.dwcdn.net/SPzgj/" width="100%" height="400px" frameborder="0"></iframe></p> <h2>How about bulk billing for all?</h2> <p>The picture is a little more complex when we start talking about bulk billing all GP visits – regardless of location or patients’ concession card status.</p> <p>We worked out this would cost about $950 million a year for all GP services, or $700 million a year for face-to-face GP consultations.</p> <p>This is within reach under the current budget, especially for face-to-face GP consultations.</p> <p>The government has earmarked <a href="https://www.health.gov.au/ministers/the-hon-mark-butler-mp/media/budget-2023-24-building-a-stronger-medicare#:%7E:text=%243.5%20billion%20in%20bulk%20billing,40%2Dyear%20history%20of%20Medicare">$3.5 billion</a> over <a href="https://archive.budget.gov.au/2023-24/bp2/download/bp2_2023-24.pdf">five years</a> for the “triple bonus” incentives. That’s $700 million a year.</p> <h2>We can afford to, but should we?</h2> <p>Introducing free GP visits for all would require careful consideration, as it would encourage more GP visits.</p> <p>This might be a good thing, particularly if people had previously skipped beneficial care <a href="https://www.abs.gov.au/media-centre/media-releases/more-people-putting-seeing-health-professionals-due-cost">due to high costs</a>. However, it may encourage more people to see their <a href="https://www.sciencedirect.com/science/article/abs/pii/S1574006400801675">GP unnecessarily</a>, taking away limited resources from those who really need them. This could ultimately increase wait times for everyone.</p> <p>So providing free GP visits for all may not be efficient or sustainable, even if it’s within the budget.</p> <p>But paying more than $50 for a GP visit, as many do, seems too expensive and also makes the health-care system less efficient.</p> <p>That’s because primary care is <a href="https://www.sciencedirect.com/topics/medicine-and-dentistry/primary-health-care">often considered</a> high-value and preventive care. So if people can’t afford to go to the GP, it can lead to more expensive hospital and emergency room costs down the track.</p> <p>So we need to strike a balance to make primary care more affordable <em>and</em> sustainable.</p> <h2>How do we strike a balance?</h2> <p>One, concession card holders and children should get free primary care regardless of where they live. This would allow more equitable care to populations who need health care the most. Bulk bulling children is a <a href="https://www.sciencedirect.com/science/article/abs/pii/S016726812200292X#:%7E:text=Beside%20the%20benefits%20for%20the,and%20Kuh%2C%202002%3B%20Centers%20for">long-term investment</a>, which may delay onset of diseases, and prevent intergenerational poverty and poor health.</p> <p>Two, the government could also provide free primary care to all people in rural and remote areas. It can do this by lowering the triple bonus to match what GPs currently charge. Over time, GPs and the government can evaluate and <a href="https://www.auspublaw.org/blog/2023/4/the-civil-conscription-sub-clause-in-section-51xxiiia-of-the-australian-constitution-no-impediment-to-reform-of-medicare">negotiate</a> fair prices for GPs to charge. This can be adjusted in line with inflation and other measures.</p> <p>Three, the government can increase Medicare rebates (the amount Medicare pays a doctor for a GP visit) so patients not covered above only pay about $20-30 a visit. We consider this an affordable amount that will not result in more use of primary care than necessary.</p> <p>Four, the government can design a policy to reduce unnecessary GP visits that take away limited GP time from high-need patients. For example, patients currently need to see GPs to get <a href="https://theconversation.com/specialist-referral-rules-havent-changed-much-since-the-70s-but-australias-health-needs-sure-have-144506">referral letters</a> although they already have an established specialist for their ongoing chronic conditions.</p> <p>Five, the government can provide GPs funding needed to improve patient outcomes and reward GPs who provide <a href="https://bmjopenquality.bmj.com/content/10/1/e001127.abstract">high-quality preventive care</a>. The current fee-for-service funding model hurts good doctors who keep their patients healthy because doctors are not paid if their patients do not come back.<!-- Below is The Conversation's page counter tag. Woman baffled by mother-in-law’s insane ask over baby name

<p dir="ltr">A woman has gone head-to-head with her mother-in-law over the name she has chosen for her unborn child. </p> <p dir="ltr">The pregnant woman took to Reddit to share her unusual predicament, explaining how her mother-in-law has demanded she change the name of her baby. </p> <p dir="ltr">The soon-to-be mum shared how she recently had dinner with her husband’s family, where she decided to reveal the baby’s gender and name. </p> <p dir="ltr">She had been keeping the information secret, but with only a few weeks of her pregnancy left, she decided to share the happy news that she was having a baby boy and had chosen the name Shawn for her son. </p> <p dir="ltr">But not everyone shared her happiness over the moniker, as her mother-in-law went pale with shock and demanded she choose a new name. </p> <p dir="ltr">“My in-laws got quiet for a moment before asking if there were other options we'd considered. Apparently, Shawn is the name of my 17-year-old sister-in-law Ashley's former bully who tormented her [for years],” the pregnant woman explained on Reddit.</p> <p dir="ltr">While she empathised with her in-laws, she didn’t want to change the name as it was the only one her and her husband agreed on for their son. </p> <p dir="ltr">She also explained that she hadn’t known about the family connection when they picked the name, and hadn’t picked it out of any malicious intent. </p> <p dir="ltr">“We took forever to pick a name,” she said. “Shawn is the only one we could agree on.”</p> <p dir="ltr">The dinner party soon ended after the argument began, but the mother-in-law didn’t back down, sending the expecting mum demanding messages.</p> <p dir="ltr">“She texted me and my husband again to ask us to find a new name for Ashley's sake.”</p> <p dir="ltr">“Would I be the a**hole for not wanting to change it? We were only able to agree on it a few weeks ago.”</p> <p dir="ltr"> Commenters were torn over the subject, with many rushing to the pregnant woman’s defence, saying she can pick whatever name she wants for her son. </p> <p dir="ltr">“My spouse and sibling have the same name. Somehow, you just compartmentalise it,” one shared.</p> <p dir="ltr">“I feel like if a new baby in my family shared a name with my bully I'd just adapt,” another wrote. “After all, Shawn is a VERY common name, so I can't freak out every time I hear it and survive in this world.”</p> <p dir="ltr">However, a select few sided with the mother-in-law, sharing how stunned they were that the couple couldn't find enough compassion to pick another name.</p> <p dir="ltr">One person said, “I understand the difficulty of finding a name that feels right, but for me, after learning this, Shawn would quickly become another name that didn't work. Why we need to stop being so judgemental – and the 4 steps to do it

<p>As a society, we've become increasingly judgmental. We tend to judge not only others but ourselves as well. From a person's physical appearance to their actions, we criticise and judge everything. Everyone is too fat, too thin, too old, or too young, creating an environment where nothing seems to be good enough. This constant pattern of judgment is now harming our mental, emotional, and physical well-being.</p> <p>When we judge, we compare ourselves to others, leaving us emotionally vulnerable. Through this judgement, we seek to establish a sense of security and control over our lives and surroundings, often without even realising it. However, by increasing our emotional resilience and sense of control, we become consciously aware of this behaviour and can take steps to change it. So, is it possible to become less judgemental? </p> <p>As an educator and researcher, I developed an Emotional Resilience language (ER). It introduces simple changes that can reduce judgment, foster empathy, compassion, and personal responsibility, and bolster emotional intelligence and resilience when integrated into everyday life. Using a driving metaphor, ER simplifies the intricate world of emotions, providing an innovative way to integrate emotional vocabulary into daily life. It enhances understanding and establishes new neural pathways and healthier thought patterns.</p> <p>The following outlines the initial steps of ER, which can effectively manage judgement towards yourself and others. Though the changes may appear simplistic, they are instrumental in establishing lasting transformation.</p> <p><strong>1. Removing judgement towards how you or others may feel:</strong> Instead of labelling emotions as good or bad, view them as rough or smooth emotional roads. Just as roads serve different purposes, so do emotions. Rough emotions build resilience, while smooth emotions promote well-being, removing the need to lift everyone off a rough road. This makes it easier to recognise and accept emotions without feeling like a failure when things aren't going smoothly. You don’t know why someone is on a rough road, so resist the temptation to judge them.</p> <p><strong>2: The metaphorical steering wheel</strong> in ER represents emotional control and the power of choice in navigating life's challenges. As in a car, you should be the only one controlling your emotional steering wheel. Rather than judging yourself and others, this logical approach empowers you to regain control over your focus, emotions, and destination. Just because someone else is on a rough road doesn’t mean you must join them, fostering resilience and responsibility. </p> <p><strong>3. Shifting judgement and blame to responsibility</strong> involves removing phrases such as "You are making me angry, " which inadvertently hands your emotional steering wheel to others. Replace it with, "I am choosing to feel angry in response to this situation." This subtle alteration, substituting "making" with "choosing," helps reclaim ownership of your steering wheel rather than relinquishing control to external factors. Assigning blame—"It's your fault, it's the government's fault, it's my partner’s fault"— leaves you feeling like a victim, and you then resort to judgement and retaliation to regain control. </p> <p><strong>4. The importance of taking control:</strong> Understanding that judgement cannot be contained nor emotional resilience built when you are out of control on either road is crucial. Out-of-control scenarios activate the amygdala, the brain's fight, flight or freeze mode, disabling the prefrontal cortex, which is responsible for thinking and creativity. It is only possible to discuss a situation once the involved parties have regained control and can access the thinking part of their brain. Therefore, regaining control is essential for reducing judgement, as then you can have productive discussions that help maintain emotional well-being. This includes your conversations with yourself, which can often be the harshest!</p> <p>ER helps reduce judgement by developing your emotional resilience. Awareness of the emotional state of yourself and others fosters emotional intelligence, while learning to regain control builds resilience. Recognising that navigating rough emotions is crucial for growth alleviates the pressure from always needing to be on a smooth road and judging yourself and others if they aren’t. It shifts focus from dwelling on challenges and comparing yourself to others to being able to understand and manage your responses. Incorporating language changes into daily life builds new neural pathways, creating new thought patterns that reduce judgment and blame. </p> <p>By avoiding the tendency to judge yourself or others, you take back control of your reactions to people and circumstances. This leads to better mental and emotional well-being and fosters positive relationships with yourself and others. Does this mean you will never judge again? Of course not. You’re human. “My sister-in-law announced she was pregnant at my child’s funeral”

<p dir="ltr">A woman has asked for advice on how to navigate her relationship with her sister-in-law, after the woman overheard an inappropriate conversation at her child’s funeral. </p> <p dir="ltr">The grieving mother, a 28-year-old named Melissa, took to Reddit to share the heartbreaking story of how her toddler passed away after a battle with cancer. </p> <p dir="ltr">Melissa described the time as the “hardest in my life”, explaining how she felt she lost “a part of herself” after the funeral.</p> <p dir="ltr">While Melissa expected her toddlers’ memorial service to be difficult, she never predicted a family member would make it even harder. </p> <p dir="ltr">The mother said that when she heard her sister-in-law telling people about her pregnancy, she thought the move was just cruel. </p> <p dir="ltr">“She didn't make a big announcement but more than ten people at the service 'heard' and it's what everyone was talking about. To understate it, I was livid,” Melissa wrote on Reddit.</p> <p dir="ltr">Melissa’s post then asked social media users for advice, as she was unsure how much of a relationship she wanted to have with her sister-in-law after the stunt. </p> <p dir="ltr">The 28-year-old shared that she had fallen pregnant herself, and was facing pressure to have a party in celebration, but she didn’t want her whole family in attendance. </p> <p dir="ltr">“I've been working on who I want to invite, and I really don't want my SIL there,” she said.</p> <p dir="ltr">“Besides what she did, she's a vindictive and mean person and I cannot stand her.”</p> <p dir="ltr">“I mentioned it to my husband and he says he couldn't care less whether she's there or not. But for the sake of saving face, I want opinions before I do this.”</p> <p dir="ltr">She asked the online forum if she would be “an a**hole” for not inviting her, addin that she would still be inviting her husband's other sister and husband's brother's wife. </p> <p dir="ltr">“The original SIL will be the only one not invited,” she clarified.</p> <p dir="ltr">The post was flooded with comments as many backed up Melissa, slamming the sister-in-law for her selfish behaviour. </p> <p dir="ltr">“I wouldn't want someone like that around me. Announcing a pregnancy at a child's funeral is insane,” one said.</p> <p dir="ltr">“Cut her off and ignore everyone close to her. You are right to have nothing to do with her. She's totally classless.”</p> <p dir="ltr">However, others encouraged her to have an adult conversation with her sister-in-law in an attempt to mend their relationship.</p> <p dir="ltr">“Please let it go,” one person began. “This happened on a terrible day during a bad time for you. <p>A new study has proven that the old adage "money can't buy you happiness" is true. </p> <p>Historically, economic wealth and higher income households are often seen to have an increased level of wellbeing and happiness, with the extra money making way for less stress and more general comfortability. </p> <p>However, researchers from Canada and Spain have concluded this may not be true, with such surveys often including responses from people in industrialised areas only. </p> <p>People in small-scale societies where money does not play a central role in every day life are often excluded from these studies, as the livelihood of residents in these small communities usually depend more on nature. </p> <p>Now, 2,966 people from Indigenous and local communities in 19 locations across the globe have been included in a study, with researchers now finding that societies of Indigenous people and those in small, local communities report living very satisfying lives despite not having a lot of money. </p> <p>The researchers wrote, "The striking aspect of our findings... is that reported life satisfaction in very low-income communities can meet and even exceed that reported at the highest average levels of material wealth provided by industrial ways of life."</p> <p>Researchers concluded the findings are strong evidence that economic growth is not needed to be happy, with only 64 percent of households included in the survey reported having any cash income.</p> <p>Eric Galbraith, lead author of the study, said, "Surprisingly, many populations with very low monetary incomes report very high average levels of life satisfaction, with scores similar to those in wealthy countries."</p> <p>Researchers added that high life satisfaction is shown in these communities "despite many of these societies having suffered histories of marginalisation and oppression."</p> <p>Galbraith added, "I would hope that, by learning more about what makes life satisfying in these diverse communities, it might help many others to lead more satisfying lives while addressing the sustainability crisis."</p> <p><em>Image credits: Shutterstock</em></p>

Mum slammed for being "stingy" after refusing to buy $2 snack for daughter's playdate

<p>A mum has come under fire for being "selfish" and "stingy" after refusing to buy a $2 snack for her 11-year-old daughter’s best friend.</p> <p>The woman, believed to be from the US, and her daughter Ellie were invited for a playdate at an indoor playground with 12-year-old Sophie and her mum.</p> <p>Sophie's mum offered to put them on her membership card so that Ellie and her mum could go to the indoor playground for free. </p> <p>“Sophie’s mum called me... and Sophie wanted to know if Ellie could come and play," she began in a Reddit thread called <em>Am I the a****** .</em></p> <p>"She offered to put me on her membership card so it would be free for me so I got Ellie in the car and we met them at the playground.” </p> <p>Trouble started when the girls got hungry after an hour of playing, and Ellie's mum only packed a snack for her daughter. </p> <p>“Sophie’s mum didn’t have any snacks on her,” she said.</p> <p>“I told her they sell snacks in the front but she claimed that she didn’t have any money on her and asked me to buy Sophie some Goldfish."</p> <p>Ellie's mum agreed to grab the crackers on one condition - Sophie's mum had to transfer the money to her. </p> <p>“She says she paid for my kid to get in so I could cover the $2 for the Goldfish. I said no, I took care of my kid and it’s not my job to take care of hers too.</p> <p>“I told her if she wanted me to bring snacks she should’ve told me when she invited me but I won’t be wasting $2 for a 50 cent bag of Goldfish because she was unprepared.”</p> <p>She added that Sophie's mum eventually managed to get snacks for her own daughter, and wondered "if she lied about not having money".</p> <p>She then accused Sophie's mum of being "petty" for asking her to pay back for “all the times” she's used her membership to get a guest pass at the indoor playground, adding that "they regularly pay for us to join them on outings.”</p> <p>Her post was met with over 2500 comments slamming her for being “selfish”, “stingy” and “ungrateful”.</p> <p>“You were invited to a place for free that you would otherwise have had to pay for. You only packed snacks for your child? Why didn’t you also take snacks for the other child?" one wrote. </p> <p>“Yes, you did not have to do so, and that child is not your responsibility, but if I was meeting someone for a playdate for my child, not paying to get in, knowing, at some point both girls were going to be hungry, I would have packed snacks for both, as a thank you for the invitation and just because," the commenter continued. </p> <p>“If someone asked me to transfer them $2, I’m rolling my eyes big time. It’s petty, especially when someone gave you something likely far more valuable," another added. </p> <p>“Seriously. I don’t even think I could tell a stranger no when it comes to feeding their hungry child, much less a person I know and spend time with," a third commented. </p> <p>Others called the mum a "fool", for potentially causing Ellie to lose her best friend.</p> <p>“Don’t be an idiot. Apologise. You might care about 50 cents. But your daughter will lose her best friend. And that is worth a lot more. Your daughter might never get a friend like that... The sky’s the limit: A brief history of in-flight entertainment

<p><em><a href="https://theconversation.com/profiles/olusola-adewumi-john-1490381">Olusola Adewumi John</a>, <a href="https://theconversation.com/institutions/university-of-regina-3498">University of Regina</a> </em></p> <p>As the winter holidays draw near, many of us are already booking flights to see friends and family or vacation in warmer climates. Nowadays, air travel is synonymous with some form of in-flight entertainment, encompassing everything from the reception offered by the aircrew to the food choices and digital content.</p> <p>These services all add value to flying for customers. Passengers are now so familiar with in-flight entertainment that to travel without it is unthinkable.</p> <p><a href="https://www.globenewswire.com/news-release/2023/10/19/2762903/0/en/In-Flight-Entertainment-Connectivity-Market-to-Worth-21-03-Bn-by-2030-Exhibiting-With-a-15-9-CAGR.html">The in-flight entertainment and connectivity market grew to US$5.9 billion as of 2019</a>, a testament to its economic impact on both the airlines and the GDP of countries with airline carriers.</p> <p>In-flight entertainment is so ubiquitous that, even if all other airline services were offered, <a href="https://travel.stackexchange.com/questions/19427/will-airlines-compensate-me-if-my-entertainment-system-is-not-working">the airline ensures a refund is made to the passenger affected</a> if television content cannot be accessed.</p> <h2>A brief history</h2> <p>In-flight entertainment has evolved significantly over the years. Before in-flight entertainment media was introduced, passengers entertained themselves by reading books or with food and drink services.</p> <p>The original aim of bringing in-flight entertainment into cabins was to attract more customers, drawing inspiration from a variety of sources, including the theatrical and domestic media environments. It was not initially for the comfort and ease of travelling, as it is today.</p> <p><a href="https://www.academia.edu/5023683/A_History_of_INFLIGHT_ENTERTAINMENT">Inflight entertainment began as an experiment</a> in 1921, when 11 Aeromarine Airways passengers were shown the film <em>Howdy Chicago!</em> on a screen hung in the cabin during the flight. Four years later, another experiment was carried out in 1925 when 12 passengers on board an Imperial Airlines flight from London were shown the film <em>The Lost World</em>.</p> <p><a href="https://www.smithsonianmag.com/air-space-magazine/when-did-inflight-movies-become-standard-on-airlines-180955566/">It wasn’t until the 1960s</a> that in-flight movies became mainstream for airlines. Trans World Airlines became the first carrier to regularly offer feature films during flights, using a unique film system developed by <a href="https://www.newyorker.com/magazine/1962/06/02/inflight">David Flexer, then-president of Inflight Motion Pictures</a>.</p> <p>Starting in 1964, in-flight entertainment evolved to include various media types like 16-mm film, closed-circuit television, live television broadcasts and magnetic tape. In the 1970s, for example, airplanes might feature a large screen with a 16-mm projector in one part of the plane, while small screens hung overhead in another section.</p> <p><a href="https://www.smh.com.au/traveller/reviews-and-advice/when-did-airlines-install-seatback-entertainment-20190711-h1g51b.html">Seatback screens were introduced in 1988</a> when Airvision installed 6.9-centimetre screens on the backs of airline seats for Northwest Airlines. They have since morphed into the larger screens we are familiar with today, which are found on nearly every airline.</p> <h2>In-flight entertainment today</h2> <p>Most airlines nowadays have personal televisions for every passenger on long-haul flights. On-demand streaming and internet access are also now the norm. Despite initial concerns about speed and cost, in-flight services are becoming faster and more affordable.</p> <p>In-flight entertainment now includes movies, music, radio talk shows, TV talk shows, documentaries, magazines, stand-up comedy, culinary shows, sports shows and kids’ shows.</p> <p>However, the rise of personal devices, like tablets and smartphones, <a href="https://www.telegraph.co.uk/travel/comment/the-weird-and-wonderful-history-of-in-flight-entertainment/">could spell the end for seatback screens</a>. A number of U.S. airlines, including American Airlines, United Airlines and Alaska Air, have <a href="https://www.bloomberg.com/news/articles/2019-10-09/airline-seatback-screens-may-soon-become-an-endangered-species">removed seatback screens from their domestic planes</a>.</p> <p>This decline is par for the course. To arrive at the complex system used by aircraft today, in-flight entertainment went through a number of different stages, <a href="https://doi.org/10.1007/978-981-19-0641-1_10">as identified by aviation scholar D.A. Reed</a>.</p> <p>It started with an idea phase, which saw the conception of the idea, followed by an arms race phase where most airlines adopted some form of it. Currently, airlines are facing challenges in the final — and current — phase of evolution, and are dealing with failures linked to business concept flaws or low revenue.</p> <p>Now that most air travellers carry electronic devices, fewer airlines are installing seatback screens. From an economic standpoint, this makes sense for airlines: removing seatback screens <a href="https://mobile.nytimes.com/2018/01/01/business/airlines-travel-entertainment.html">improves fuel costs</a> and allows airlines to <a href="https://www.flightglobal.com/systems-and-interiors/united-ups-757-density-with-new-slimline-seats/126574.article">install slimmer seats</a>, allowing for more passengers.</p> <h2>More than entertainment</h2> <p>At some point in the evolution of in-flight entertainment, it started to serve as more than just a form of entertainment or comfort. Now, it’s also a competitive tool for airline advertisements, and a form of cultural production.</p> <p>In-flight entertainment has become an economic platform for investors, business people, manufacturers and entertainment providers, especially Hollywood. It also plays a key role in promoting the national culture of destination countries.</p> <p>However, the evolution of in-flight entertainment hasn’t been without its challenges. As a form of cultural production, it often reflects the interests of advertisers, governments and business entities. It also follows that <a href="https://doi.org/10.1007/978-981-19-0641-1_10">certain ideas, products and cultures are sold to passengers</a> via in-flight entertainment.</p> <p>The lucrative practice of capturing and selling passengers’ attention to advertisers was not limited to screens, either. In-flight magazines have always been packed with advertisements, and by the late 1980s, these advertisements had spread to napkins and the audio channels.</p> <p>Despite its shortcomings and precarious future, in-flight entertainment still offers passengers a sense of comfort, alleviating concerns about being suspended over 30,000 feet above sea level.
